Buy to let insurace

Hi all,

Can anyone help. I have just bought a house as a buy to let investment and want to insure it. I only completed last week and once Christmas is over I will get a management company to let it out for me. My problem is that obviously at the moment it is empty and I have no idea when we will get a tenat in (hopefully within a month or two) it's in a nice area and we live close by so we check it twice a week, but does anyone know who can give me buildings insurance whilst it is empty? I need peace of mind!

    Try Endsleigh. They do specialist landlord's insurance. Mine says the property can be empty for up to 120 days. Pretty sure you will want contents insurance too, unless there are literally only walls and bare floors inside.

    I would avoid Endsleigh if you can (they are a broker running a scheme essentialy, not an insurer and not brilliant).

    Find yourself a good local insruance broker - not swintons - and have them arrange cover for you if you are new to buy to let. Once you have the place tenanted up and get an idea of what is covered by the policy you have, you could have a look at the direct writers like Premierline Direct, Direct Line, AXA and More Than.

    My buildings insurance for my BTL is with Paymentshield and was organised by my IFA.

    Not sure about Endsleigh from a home inusrance point of view but i have had car and travel insurance with them in the past. They have always been very efficient and reasonably priced.

    What's wrong with Endsleigh? I've been using them for years. Never needed to make a claim though!

    Endsleigh are owned by Zurich, and they seem to underwrite some policies themselves. I have had landlords insurance with Endsliegh and they were very good value, although I never made a claim. I have made a claim on contents insurance with them, and they were efficient.
    10 years ago Endsleigh were a bit amateurish, but I think since the takeover by Zurich they are the same as the other big insurers.

    if the property is empty you will only be able to get FLEA insurance anyway - whoever you insure with

    i used Alan Boswell for years (brokers in Norwich) - if you are a member of a Landlords association you will get a discount - my initial discount was more than the NLA joining fee - worth investigating

    NLA has a great legal helpline and lots of literature, forms, advice, and joining fees are tax deductible

    Hi, my broker is Steve at JSW (based in Stoke) I would highly recommend them as a) i got a good quote b) i have had to make a substantial claim and they have been amazing. c) your property should have been insured from the day of completion and your solicitor should have checked this you are taking an unbelievable risk by not having this insured please do this asap.

    Also, I own a managing agency so if you needed help managing the property (and finding a tenant in double quick time) pm me. We have a unique landlord partnership deal which means we can offer hugely competitive rates.
