  • Depends what you are seeing as help. You might be offering her a bigger house but it might be in a crap part of town, it might be away from her friends or her family or her childs school. So for this reason she probably wants to see it out.

are on the adjacent street, less than 50 yards away, are of higher rentable value and much better condition and the landlord has also agreed to charge what she is paying now, he himself would be making a £100 loss..this has been provided to her in writing.

""your one of these horrible tenants?""

how wrong you are Sanjeev - i am a professional landlord of 10 years..... landlords like you make me sick........

""he himself would be making a £100 loss"" - so 6 months down the line he will increase the rent hugely and she will be looking for yet ANOTHER home .....

""If you don't want the 'correct' advice, then don't ask for it. Go on your merry way, chuck the tenant out, move her stuff, move in with her and advertise the fact in the papers. See where it gets you.

why have you left it so late if you gave her the correct notice then you should have taken her to court 7 months ago

the tenant at the time when i served her notice was having personal problems and promised me that she would leave in september, so i served a new notice in september, with hindsight i would have done what you suggested.
  • thats £1200 just to help the tenant, you should'nt make assumptions. (Clutton)

Sanjeev i know what proper legal advice costs... that is why i have made it my business, unlike you, to educate myself about LL&T Law, and why i know much much more than you about this situation .......

if you are unhappy with your current solicitor find a new one.....

Furthermore I wonder if I would be breaking the law if i put a local advert in the property paper warning local landlords of this tenant.
Blimey sunjeev, if you're so naive to even ask this question then you really really do need help: Help in educating yourself in the responsibilities of being a Landlord...

You've had a lot of very considered and correct advice from people who know what they are talking about - eg Clutton et al, (not me obviously) who have given their advice freely...

May I 'umbly suggest you take that advice and go do the right thing?? And, btw, if you don't like the rules, regulations & laws governing the business you are in, go find another business..

Part of being a Landlord is realising from time2time you loose money: The challenge is then to get the ££ back from whoever should have paid you. In my 'umble experience if you stick to the law, are very patient & diligent, you'll win. If you try the illegal, dodgy approaches I hope you get the book thrown at you.

Best wishes to all. including those who disagree with me...

Think maybe Sanjeev is referring to the other property being offered at the same rent (£100 pcm down from what it should bring in ) for a 12 month tenancy......

Hopefully this is his only property as I certainly would not want to be renting from someone with absolutely no clue about, well, anything!

I am not saying the tenant is being reasonable but she would have to be being pretty damn obnoxious to even come close to him. At least he has not met with an entirely innocent tenant who would have been stripped of their rights by him at the first opportunity with no clue as to what they could do.
