  • You could offer 195 - they will be happy with that?
    Then you get mortgage and survey done - if there are issues there then you could negotiate downwards.
    BTW - if there is no chain, why are they in no rush?

    We recently accepted an offer on our house. On for £234,950. First offer £218k (no), second and final offer £220k (no) - we told the agent to tell them not to come back with anything below £227k (which we knew we'd accept). Third offer six days later £225k (no), fourth offer £226k (no), fifth offer £227k (yes!). We could have probably got them a bit higher, but we can live with £227k. It all depends on how much you want the property. £2k on a mortgage over 25 years doesn't add up to a lot. So, if you want them to accept go in at £192k, but if you want them to possibly reject, go in at £190k. If you want to be popping open the champas this evening, offer them what they want if you can afford it and you love the house - otherwise you'll be in for another night of not knowing!! Horrible isn't it. And, for those who say go up at £1k intervals - get real. You'll be there forever wasting everyone's time in the process. If you want something then go for it, but of course moneysavers, if you can get a good deal in the process all the better.

    Excellent news! Good deal I reckon. As we've just sold our property I know how you feel and the people who accepted will be chuffed too. You can now sit back and relax over xmas and then get moving in the New Year.

    Congratualations! I agree - if its the home of your dreams, and you know there might be other parties interested - do not squibble around with £1-2K. Its simply not worth it. You would have been kicking yourself if someone else offered the £192K the same day you offered £190 and got rejected!
