Hiya, I found a house last night that I (and my hubby!) love! It's on for £197,500, and needs nothing doing to it. The vendors have already purchased a new property that they are working on so there would be no chain. It's right at the top of our budget, so were thinkng of going in with £184,000 as a starting point? Opinion? Thanks x:j

I think that is a good starting price but don't expect them to accept it if you are really keen on the place be prepared to raise your offer slowly perhaps by 1,000 a time but don't rush in to quick with new offer don't want to seem to keen unless they have any other offers0

On the face of it its not a bad offer. But the things to ask are is it on for a reasonable asking price compared to other properties? How long has it been on the market? Remember you can allways go up, but you cant really go down. Those that start lower normally achieve a lower agreed price, first offers are rarely accepeted unless its close to asking.Pawpurrs x

Thanks Pawpurrs, we are more than willing to increase the offer, like you say wanted to start low with the hope to agree a lower final price. I don't THINK there are any other offers on the table. Going to talk to my EA and see if they can do some fishing!0 -

Hmm... how about this house on the same street, admittedly doesn't look quite as plush, but has an extra bedroom and is £2,500 cheaper:
