OP - I'm guessing the maintenance charge covers things like cleaning, lighting and maintainng the public areas and it doesn't cover upgrading systems so they comply with new legislation.
You might find it useful to find out what major works you will be required to pay part of in the future. eg lift system, roof works etc.................

£170? That's it?
Before I left my last place I had to pay £3000 to remove guttering - and that was only my 20% proportion of the total charge which was around £16K! I paid £1200 standard service charge a year, but almost always had additional bills between £1700 and £3000 a year for damp work, call outs for emergencies, broken windows, replacement lighting or a buzzer system...the list was endless, and it was never my flat they did any work on.
This is the way leaseholds work - and one reason I would never purchase one again without full freehold or share of freehold with control of the costs (I have the latter now, thankfully).
