original copies of documents

After 3 months my LA seems to have realised they only have photocopies of the signed tenancy agreement rather than original copies. I don't really want to go through 40-50 pages of placing my initials at the bottom of the page again, do they actually need these or will the photocopy suffice?

    Photocopies and scans are fine though having the originals is preferable.

    Inform them that you will initial everything for the market rate for autographs, about £10 a time.

    You're not under any obligation to re-sign just because they failed to do what they are paid to do. You still have a current tenancy. Depends on how far away you are from your expiry date and whether you want to try to keep them "sweet".. If you think you may want to stay put after expiry you could ask them to confirm in writing that there will be no renewals fee applied in exchange for your good-natured compliance with their request. ;) (Obviously, if the LL wants possession of his property at expiry there's no guarantee that you'll get to renew ....)

    a) Fine: That means the Landlord & Agent might find it more difficult to prove the validity of their documents -- great!! I think that might be to your advantage.. if I'm right tell 'em to f*** off.. (I assume you have your own copies, signed etc?? - if not ask for copies anyway...)
    b) 40-50 pages?? How on earth to they get to 40-50 pages?? Several things will be clear from these numbers...
    ..i) There will be more than the usual number of errors in the paperwork...(I've never seen a tenancy agreement you could not improve: Most had errors...)
    ..ii) They need a serious revision of their paperwork..
    c) Agent could find his way out of a paper-bag: Better check everything else they do... !!

    if you do agree to resigning the documents, I can't express enough just how careful you need to be that they're not tricking you. Make sure you aren't signing up to something new, or that some of the terms aren't amended. Also make sure they don't try and charge you for doing it... I know its unlikely but you can't put anything past letting agents!

    personally I wouldn't bother doing it though. You won't lose any protection by not doing it (got your own copies?), and if its as long as you say then it'd be very time consuming to check its not a trap. Alternatively, charge them your hourly rate to do so ;)

    I hadn't considered that jassco, thank you. A few have mentioned to charge them for resigning everything (I do have my own copies), is this common practice? How much is considered reasonable?

    LA's will charge for anything. A thread a few days ago, one charged £25 I think to refund a mistaken SO payment. On that scale , I would say £40. But as you have to check against being tricked, I would say £250.

    the more I'm thinking about it, and as you've got your copies, just don't bother doing it. It's really not worth the time and effort for essentially an admin error on their end.

    As far as I'm aware, asking them for payment will probably get you a 'you're having a laugh' from them, and isn't normal practice (just something we all wish we could do!). There are zero benefits to you of doing this for them, and I'd only consider it myself if I was on excellent terms with my landlord (i.e. better than just the contractual relationship).

    How much did the letting agents charge you for admin fees at the start of the tenancy? ;)

    I sent them an email stating I would charge them for doing this and got the following reply today. Do I need to provide them with some now?

    [FONT=&quot]If you can return the original signed copies of the tenancy agreement (as originally arranged) then there will be no requirement for you to re-read and re-sign the agreement and the newly sent copies can simply be discarded. If however you are not able to return the original copies then you will be required to re-sign as per my email yesterday.[/FONT]

I have attached my original email that was sent with the contract as an attachment which clearly states that faxed or scanned & emailed copies would be accepted in the interim but only on the basis that the original copies were sent or brought back to the office.[/FONT]
