    no there are many regions that have increased East Midlands, North West, to name a few. only a couple have reported 'Rises' decreasing.

    Majority of surveyors in those areas report prices are the same as they were 3 months ago.

    East Midlands
    Aug-09 6 reported rises
    Nov-09 23 reported rises

    North West
    Aug-09 27 reported rises
    Nov-09 40 reported rises

    that doesn't look the same prices to me... they look like they have been reporting price rises :rolleyes:

    In the North west for Nov 09 54% report no rises, 40% rises and 6% falls. That equals 100%. and in East Midlands 63% reported no rises from 3 months ago.

    Therefore more agents reported no rise than rises. All report sugests is that there is more agents reporting rises each month not that the majority are and therefore prices are rising.

    Its only in London and the SE that the percentage of surveyors reporting acutal rises in prices is more than 50%

    you may be looking at it wrong

    look at the Rise column - it has increased month on month. nobody is saying the majority

    those thinking that prices have remained the Same or Fallen has decreased because they now report prices as Rising.

    it's not agents producing the report - it's the Royal Institution of Chartered Surveyors. they are totally different group of people

    i've never said the majority - all that is clear is that less Surveyors are reporting house prices falling

    The title of the thread suggests prices are rising. This is not what is being reported. All that is being reported is more agents are reporting rises each much not that prices are rising. The majority are saying that the prices are the same as three months ago.

    the number of surveyors reporting price drops is decreasing
    the number of surveyors reporting prices staying the same is also decreasing.
    by default this means that the number of surveyors reporting prices rises is increasing.

    therefore, there have been more property price rises being reported.

    Rightmove suggests they are falling. I don't think you get it. Hamish told us all, so obviously this has more weight than any of your factors.
