    i would recommend changing estate agents before lowering the price. i have just bought a house in coventry and found the halifax not great to deal with (from a buyers pov)

    i found that hawkins had the best brochures/marketing and really made the effort to take great pictures.

    i wouldnt have said your house was overpriced for foleshill but i do think the cov market has slowed considerably in the last year or so....

    eta. i'm suprised you didnt get anywhere with bairstow - they sell A LOT of properties in the foleshill/paradise/radford area

    From a sellers POV though, Hawkins [strike]lie [/strike] extend the truth a considerable amount to get you to sign up, judging from a few people I know who've used them.

    + I didn't hear anything from them as a buyer once I'd registered.

    And now I think about it, the one house I did want to view with Hawkins never got a viewing made as the vendor couldn't do my times, I couldn't do the vendors times and Hawkins just acted like a dumb lemon in the process when I said "oh well, there's one I won't be buying then"

    Know nothing about Coventry or house prices, but just from the pictures alone a couple of things stand out.

    1 Living room - as said above TV is huge and is covering the fireplace, House Dr always says "you should have a focal point and it shouldn't be the TV) you seem to have a lot of "big" furniture which have throws on - can you loose a chair and move the tv, take the throws off if the sofa/chair can take it, if not tuck them in tidy so they don't look crumpled.

    2 Kitchen again as said above, picture doesn't show enough to see what a good room it looks.

    3 Bedroom picture is awful, just a corner of a crumpled bed, and the possibility of an office chair. Do you use this for computer as well? You need to get bed linen nice and really tidy and well ironed and get a better photo taken showing the bed and as much of the room as possible.

    4 if you have got your computer in the bedroom, is there not somewhree else it can go, buyers like to have defined spaces and computers in bedrooms would make me think no room in house.

    5 and probably most important to buyers, what is next to you the picture shows what appears to be a gate leading to some overgrown land, especially as you described as end terrace. What is next to you, if it is waste land get a picture taken that does NOT show this, people may be worried about building at a later date, yobs, etc.

    I don't write any of this to upset you, but just to give you a buyers give point especially as lots of people do it from the internet, they pictures have to be first class and from the pictures alone, I probably wouldn't bother looking at your house, HALIFAX haven't done a good job. Sort them out and you may be surprised.
