on market 5 months need advice

Been on now since feb plenty of viewings a couple of rubbish offers, I dont know what im doing wrong
Ive changed agent lowered asking price but no progress

    Erm lower the price a bit more, or make some improvements to add value.

    Have a look and see what else is on the market for the same price. It may be that people can get more for their money down the road / other part of town.

    Also find out what the market is like in your area... is it slow for everyone or is it just your house that is not attracting the buyers? If it turns out to be just your house then consider lowering the price to get people through the door.

    What sort of feedback have you been receiving from the buyers? That will often give you a good idea as to why it's not selling.

    You can check the sold prices in your road on rightmove.co.uk.Also look what other houses are on the market to gage what price yours should sell for.
    We have 3 bed detached house and just sold it for £20k to £30k less than other houses close by,and we know our house to be bigger than them??? Felt ours is immaculate too.
    Just don't know why some houses sell and some don't.
    Kitchen is a big factor in buyers eyes too.

    Do all of the above, I would imagine the housing market in Coventry would be a little quiet at present, isn't that where the Peugeot factory is based that they are going to close? Any area that is going to have large job loses is going to suffer, not just in the housing market.

    Ultimatley there is one thing that prevents a property from selling, be it a studio apartment or a mansion and that is the price.

    Always price.

    A given space offered in what ever condition has a correct price point.

    Its similar with cars. We all know people who have thier car for sale for yonks with no takers, yet others who sell to the first viewer. Its all down to price.

    If smelly dogs or chintzy 1970s ornaments, brass stuff, net curtains, patterned wallpaper and clutter make your place less desirable, its still a function of price.
    If the price is low enough and correct buyers will accept the condition is reflected in price.

    Smells are also a big factor. I notice quite a lot of people (let alone thier homes) smell of fat / butter which is due to them not having the windows open enough. Windows should be open front and back so as to creat a through draft. Old ladies who hate drafts ought to welcome drafts as a benefit as it would sweep away all those musty foodie smells!

    I had a look at your photos and a couple of things stand out:
    1. The tv is hiding the fireplace in the living room. Consider moving it as many people love a nice fireplace. Then, if you do, take a new photo!
    2. The last picture (I think it's of a bedroom) is awful. It just seems to be a picture of the window and shows nothing of the room.
    I know when I was house hunting, good pictures really made a difference.
    What did I do at work before I discovered MSE?!

    NOW - not sure, due to boyfriend going back to uni for masters and now pgce. Worth it in the long run!

    Hi,

    Im in a similar position to you..house on market with the halifax since april..not sold yet,despite having quite alot of viewings..but it has a smallish garden which almost everyone has said it put them off the house..but what are we supposed to do...we can't make the garden bigger..I doubt very much that mr farmer would appreciate some of his field being taken over lol.

    Its so frustrating...we desperatley need to sell quick!

    If the people that have viewed yours are buying similar properties with larger gardens, for similar prices, then it may indicate that your asking price is too high.

    Have you had a look at other properties in your area to see what the competition is like?

    You changed from Radford Bairstow, and still no biters?

    You live just round the corner from my friend, and he commented the other day how houses round there seem to not be selling...he was thinking of trying to sell and it made him watch how many for sale/sold boards have gone up recently.

    Would agree the photos need a wider shot taken on them...the kitchen looks like it could be a nice room, but I can't see with only half a kitchen and a bit of table.

    Also, I don't think the Halifax pages in the Telegraph do anything bar make people turn to the next page...by not putting ANY details of the house next to the photo, they are relying on people ringing up to enquire about a outside view and a location...no mention of bedrooms, price or anything useful a buyer wants to know.

    I'd consider changing agents when you run out with the halifax and going to maybe Your Move or Wilson Quinn...companies that actually try to sell your house to buyers, not wait for the buyers to come to them. Halifax have never sent me any property details, but keep sending me "swap to us, seeing as you haven't sold yet." I've told them twice we sold in March, and we still get these letters...and still no suitable property details.
