Errrr ..... how is talking about 'undesirables' and intimating crime in neighbouring streets putting a positive spin on the situation??
Put together an information pack or leaflet about your resident's group - talk about community spirit and the opportunity to get to know your neighbours!

Our street is probably the least crime-affected area where I live. People who move to this area, in general, will know it's had problems in the past and reassurance that our neighbours do take a stand against is hardly a negative point, if you don't mind me saying.
I was asked by last week's viewer if the area was safe and I replied I found it a lot safer because of the neighbours in the street.
Anyway, residents meeting last night; service charge may get reduced - happy days; that's community spirit for you

Erm, some people won't know your street from Adam's. You are not doing yourself any favours. If people thought it was a rough area they probably wouldn't view. Other people will view but be tainted by this but look to see if their view can be swayed by the property. Sometimes it won't. That is simply the way things go but I can tell you for fact that they won't like talk of how the riffraff have been eliminated from the council estate over the back or whatever, you simply talk of how it has never affected you.
If you are talking to buyers in anything like the way you are suggesting you are - being very opinionated about other blocks etc talking about keeping undesirables away then you will put people off.
I suggest you allow the agent to do the viewings if you feel compelled to talk. You don't offer stuff liike this up, people aren't stupid, they will drive around the area, they will compare the flats they see etc. You cannot do anything to stop them from buying other property and you should never try to do so - a bad salesman is one who is incapable of making his own produt shine and slates everyone elses.
You are barking up the wrong tree. Your flat is lovely, the flats are well tended because people don't rent them out, it's a great area to live, you have fab neighbours, no trouble you've ever known about anywhere - you should know - you live there! Nothing but anything in a positive light, including neighbouring property and the contents of their leases! If you feel anything about to come out of your mouth that is negative about anything locally, ZIP IT!Everything that is supposed to be in heaven is already here on earth.

I think you may be getting the wrong end of the stick about this.
My gripe isn't that other people choosing other flats ahead of mine; my gripe is/was that I am trying to sell mine without hiding anything whereas others had marketted theirs that included false information and terms that would invalidate their lease.
The only viewing I have conducted to date revolved around my flat only; I pointed out that my flat receives a lot more light into it; we're not looking into anyone else's flat/house on the street; my neighbours are very friendly.
Not once have I slated another flat. Heck, I even gave them all information about the service charges because I had them to hand!
I understand that the topic hasn't been titled adequately, it's my growing frustration that when I try and do everything transparently, others appear to get away breaking the rules.
However, I'm sticking to my guns because I know I'm doing the right thing and karma will have its way with the rest of them

The wording of your posts is not positive spin you are (indirectly) criticising other flats and other streets, this WILL leave a stranger with a bad feeling that they will attach to your flat. Why are you wishing bad karma on anyone else? More negativity. How many viewers didn't walk away from your flat with a warm and fuzzy feeling inside ...??
I live in a flat and, along with many of your potential buyers I don't run a car, I have a life that means I sometimes arrive home alone late at night. I am telling you I would be put off by you talking about crime in neighbouring streets.
