    I think you need to concentrate harder on selling your own place and stop trying to drag other property down instead. There will always be other places ont he market and soe of them will sell before you. If it is in the lease that subletting is prohibited then it will be picked up immediately by a buyer's solicitor from the HIP. Ditto a flat being marketed as Share of freehold.

    They are not your issues to contend with and will be uncovered almost immediately if they are false statements.

    You're right; I'm still in a ****** mood following the waste of time viewers who used my flat as a guide on how they can improve one of the other flats they decided to buy instead. I think I'm probably more annoyed that being honest is being a burden on my ability to sell.

    Maybe they didn't like your taste and felt they could do it to theirs at some future point and snapped up the cheaper flat.

    That's a different animal from BTL is prohibited! I wonder if that is even enforceable, or whether it would be classed as an unfair term? Should really say '... without permission of the landlord/ freeholder'.

    If your flat isn't selling then it's overpriced.

    If you boxed clever, you could turn the fact that letting is prohibited and that you have an active residents' association to your advantage! Sell the place as somewhere with a community feel, a place where your neighbours are invested in the building and in each other. ;) Organise social events instead of trying to shaft people.

    My parents block is mainly owner-occupied and partially self-managed and it shows - the communal areas are virtually immaculate after twelve years. Mine is almost all BTL, we have cigarette burns on the foyer carpet, post discarded in the lift, chunks of plaster missing from walls, regular floods, etc. :mad:

    I would maybe accept that, if they had bothered to respond to my EA's calls for feedback. The lack of "no, we're not interested" tells a different story.

    I did state to the viewers last week about the fact that the residents on the street usually get together to keep "undesirables" away and we have an active neighbourhood watch scheme in place. The fact other streets in our area are not as well run as ours has been put to their attention.

    I do not believe the flat is overpriced, given the large amount of internal refurbishment required on all the other properties up for sale have to do. You can move in without those worries - the downside is that they may get the impression they don't have a blank canvas.

    I would demand that the management company enforce the "no letting" restriction. The value of your flat will be severely devalued if the block turns into a BTL ghetto. If they will not enforce the terms of the lease you could sue them for compensation.

    Errrr ..... how is talking about 'undesirables' and intimating crime in neighbouring streets putting a positive spin on the situation?? :confused: Put together an information pack or leaflet about your resident's group - talk about community spirit and the opportunity to get to know your neighbours!

    You could even gain, anyone seeing details of the other flat would assume they could BTL yours, without you having to lie.
