Nor was he happy that the ventilation was sufficient under current regulations. He subsequently disabled the fire, although the boiler is still operational. The company concerned would not consider re-instating the fire if I increased the ventilation as, in their opinion, the fire isn't suitable for a rented accommodation.

My brother has a rented house with the same boiler and he has had no issues over obtaining a Landlords Certificate.
Out of interest when my Baxi Bermuda was fitted in 1987 the ventilation issue was sorted by fitting a double air brick vent behind the lounge radiator. When I had my boiler serviced last year the gas fitter who fitted the original boiler said the whole thing needed replacing as it was leaking.
I had this checked out and there was no leak of any kind and I intend to run it until beyond economic repair.0 -
The ventillation regulations are as follows

or can be double checked by Googling Gas Appliance Ventillation Regulatuions for other options which although might be in a differing format should be the same as there is only one standard!
You will also note that the only overriding factor is stated at the top of this information, and that is only applied as additional to regulation not less than!
You will also note, that as is the norm with just about everyone and everything these days, there is the usual we cannot be held responsible clause, which is a bit of a joke whereever it is used
The regs have changed since 87 and must be conformed to!
That link also explains the AR categorisation and clearly the engineer is at fault in leaving the boiler left working.
NCR = Not to Current Regulation, same as NCS by the way!
The pilot issue in respect of a rented property whilst may be desirable does not make it AR alone, no appliances are installed by determination of whether it is rented or a private dwelling, commercial will be different tho!
The LGSC is a requirement for rented property!
The engineer is clearly confused, as happens to much, when the legslation is clear and applies to all and far to often commercial interests are used to determine issues that actually are not issues!
If you wish to verify the status then I would suggest you contact gas safe http://www.gassaferegister.co.uk/ who will advise you of the correct procedure and how you should address the situation!
Gas safe is there for not just engineers benefit it is also for the publics, in my opinion, there are to many inexperience engineers with qualifications and to many companies who abuse the public by using these people to make a quick buck, as they put profit before safety, and it needs to stop!
And yes that is from my personal experience of a large company that I worked for who would ignore correct servicing and correct completion of LGSC in favour of number of completed jobs(profit) and condemnation and replacement of appliances that could be repaired(more profitable), but I was not prepared to conform to low standards and suffered the consequences, these people are putting your lives at risk and I wasnt prepared to do that!

Just a matter of interest , has anyone had the \baxi Bermuda 552 Gas fire front taken off and the bbu still in use , with an electric fire on front ??
Scottish gas has "noted that knob on side of fire does not close totally full off" thereby fire is not reasonably safe.
Scottish gas has quoted in excess of £6000 to instal a new Baxi BBU !!0 -
Can't be done. BBU and fire front have to be fitted and used as a single item0

In respect of the fire tap not turning off it could be that the valve itself just needs greasing, depending on the condition and servicability of the valve.
There was a time when service engineers were able to service valves by stripping and greasing the valve plug, but now there is a culture of "if it dont work change it"??? or condemn it???Signature removed0 -
Update. Had this boiler for 3 years now and nothing but trouble. Baxi agreed 3 year free cover after pressure from installer.
Every year it has needed replacement parts. 2 pumps 2 pc boards. Leaks. You name it we've had it. Now in 4th year and condensate pump suddenlly excessive noise-out of any guarantees.
I should have taken out insurance cover but after all these replacement parts I thought the boiler was finally sorted0 -

We've just had one of these boilers fitted (this week), so I will update this thread if we experience any problems.
So far though it is lovely, a huge improvement on the old Baxi Bermuda in terms of noise and efficency. Much less draughty too, with the sealed flue arrangement.

Well after a couple of years of serious kettling with the old boiler I have finally replaced my old unit with the new Baxi BBU and an electric fire front. Had it for 27 years and only needed one new gas valve and two thermocouples ! Doubt the new unit will be that good.
Only just fitted ready for winter so too early to say what I think of it but will definitely extend the warranty from 2 to 5 years as offered by Baxi at a reasonable cost.
Not cheap as I had to convert from Primatic to fully pumped system but at £5500 including the electric fire front it was cheaper than putting a boiler in the kitchen or the loft !
Plumbers were quoting £6000 to £6500 to put in a conventional boiler elsewhere than in my lounge where my Baxi is situated.
I will post on its first winter and comparative running costs.0 -

Will you be blocking your outside wall vent up now? We were told if we decide to install the condensing back boiler, we'le be able to block our vent up, or take it out.

I have s baxi bermuda gf super.
Have been told that the flue is corroded on fireplace amd not to use. But using the boiler is fine.
Can anybody please advise?
Can i replace flue on fireplace?
And also is the new bbu replacement any good?0
