January 2010 - will you be putting your house on the market??

Interested to see any comments from those of you thinking of selling your home after Christmas?

Will the end of the stamp duty holiday put you off ???

To those already on the market / in a chain - are you hoping the market becomes afresh with lots of lovely potential properties ??!!!!

    Our house is currently on the market and has been for a couple of months. All the advice was that Nov / Dec would be quiet, but we've had 3 viewings in two weeks and two offers (but as per my other post, the deal looks to have fallen through, because we couldn't accept their highest offer). On this basis, we're hopeful that things will pick up in January, probably from mid January. However, people are always buying and selling so the process is neverending, regardless of what people say. People always start afresh in the New Year, so hopefully, we'll get some more interest and sell our house.

    We have been on since July but not had much in the last few months at all. I hope it picks up in Jan too though my house is below the threshold anyway so I will get stung on the purchase now.

    That's a shame. There is a recent post on here about drumming up interest for viewings which you may find interesting or helpful. We have to sell our place by the end of March / April, so timescales are tight. However, we're not prepared to accept silly offers and are more than happy/prepared to stay put if necessary. I guess we're just testing the water and if the price is right we'll move on.

  • We are just putting ours on, and we are right on the limit, it is worth about £130k, but will put up for £135k, now stamp duty aint being extended, thats gonna potentially drag our value down which is an !!!!, as then we can't afford the mortgage!

    Its really bloody annoying they havn't extended, but we will go to market anyway!

    Now i need a cheap HIP supplier!

    We used https://www.hips4u.com they cost us £205 and completed in a week!

    We are putting ours on the market in the new year. We'd like to move before June as that's when no.3 is due :) Hopefully there will be lots of interest!

    Yes we will be putting our flat on the market. I don't think the stamp duty hike affects us as the property is worth more than £175k anyway?

    We're putting our house on the market as soon as our tenant moves out (mid Jan at the latest just waiting for confirmation). We need to do a bit of a work to it but think we're going to apply for the HIP while it's being done to speed things up.

    I've read on here a number of times that it's not worth using these cheap online companies if you have a leasehold house - needs to be freehold as leaseholds are more complicated? Is this correct? Anyone had leasehold and used them and found it OK?

    PS - Anyone worried that the market might actually be flooded early in the year? And as it's been lack of supply that has been keeping the prices afloat etc.....?
  • good luck to you all, my advice is dont expect it to happen overnight, im sure eventually you will sell, i can see a lot of people trying to sell in the new year, whether it will push prices up or down we dont know, but by us any decent houses gets snapped up really quickly, at the moment.

    I had my previous house up for sale for 2 years and we started at 180,000 late in 2007 and at the begining of 2009 it was up for 150,000, in the end we had enough and have now rented it out, and bought another.

    We will try and sell again but i dont think we will be trying for at least another 2 to 3 years, maybe even longer as we have a five year fixed mortgage on it.

    I hope things pick up and you all get buyers in the new year, good luck everyone.
