I should think they are probably battering down your front door if you are showing interest in the run-up to Christmas!
If I can offer one word of advice, it is take a good digital camera with you and get permission to use it. Saves hours of checks, phone calls and even re-visits, when you realise the one thing you need to know isn't in the details or your personal memory. With modern ones with millions of pixels, you can spot all kinds of stuff your eyes glossed-over as the agent used their favourite Derren Brown phrases and subliminal techniques.
Also, we decided last week that a slightly OCD child between 9 and 13 is another good tool for counting sockets, radiators and damp patches etc, or working out if there's something dodgy under the laminate.0 -

Update:
Viewings were postponed as the car was snowed in - however managed to see some this weekend.
Place #1 - Street very nice, house very nice, but - rather small - and mrs toast was quite put off by this. Been on the market for ages, vendor did the showing and seemed very keen. Would probably take an offer - and I would probably give one, apart from mrs Toast.
Place #2 - Same street - ditto above but cheaper.
Place #3. Bigger more expensive, needs more work has mould. Quite interested (unless the mould problem is serious). This is on at £10k less than the vendors paid for it at peak. Has dropped significantly.
Place #4. Nicest house of the lot but in a bad part of town. The agent pretended it had just come on the market but it has been on for months. It looks fine, especially compared to bad parts of town in London.
However , chavvy looking kids were hanging around in the shops adjacent with dogs, apparently its an asbo estate and has improved a lot in the past. I felt bad for the owners because they were so nice, and obviously very keen to sell, they showed us every nook and cranny.
I asked them about the neighbours on either side and the too long pause before they replied with some ambiguous information told me all I needed to know. Its on for a few grand less than they bought it for at peak.0 -
I found telling them exactly what I was expecting, warts n all, helped wonders in cutting through the bullsh*t, including interrupting their drole with phrases like "you mean its small?"
I always brought the convesation back to cost and my favourite word "Value". poor EA lass had a very confused look on her face when she asked what price range we could consider. I said "350K is our max, but it would have to be fantastic value for us to go that far". We were viewing a property that was on for 250K and we finally offered 220K (rejected, house had been on the market 18 months, not a sniff, we put an offer in and somneone else turns up!). She didnt quite get the concept we were looking for a property based on value, not a price range.
As long as you remember they are employed by the seller, and its all a big game, I reckon you will do well.
Oh, I also like to mention I covered civil engineering at uni whilst looking up at the eves - does wonders for their marketing confidence. I also like to take a tape measure and a torch with me, especially if its probate, and the camera. I dont intend to do second viewings, as it seems that is the stage they know you have significant interest and price then becomes more of an issue. Better I reckon to get in with an offer off first viewing, if you really like the place to throw the !!!!kers off guard.0 -
Will probably register with a few agents ove the next month. Waiting to see what sort of properties come on the market etc. It will be interesting to see if the start of the this year is as busy as the start of last year.0
