Moving out - How should you leave it?

Hi,

Moving out next thursday into storage, so in a bit of rush. Ideally would like to leave the house in as good a state as possible but don't have time with the whole packing. Any thoughts on the below:

1. Garden Shed recently had the felt ripped off and the perspex glass blown in. I am just going to leave it.
2. Any holes in the wall from shelfs etc will be filled but not painted over.
3. Light fittings (told on the ff form we were removing) are being replace with the most basic white fittings, with light bulbs some of which work.
4. Oven will be cleanish, but not sparkling.
5. Grass won't be cut in the garden (too wet).
6. A few scrapes on the wall from furniture removal.
7. Have very thick tiles in the bathroom which were a nightmare to drill through for putting up the fittings, but want to take the fittings with us as they were expensive (and indicated we were taking themh on ff and form). Buyer will need a diamond tipped drill to put his new ones in.
8. Spare tiles and decking wood left on site.

Am interested in other peoples experiences in moving out. If any of the above are problems legally or if we are being out of order..

Had said we would give the buyers keys before completion, but don't think we will now.

I always leave a property as I would like to find it.

The fact you are asking this, and now not giving the keys, makes me believe you know you are being a bit out of order I'm guessing. Taking tiles seems well out of order to me!!!!
  • Just make sure it's clean. When we moved into our house it was thick with grime and took me, mum, dad and my husband a full week of scrubbing and painting to get it clean. Yak yak yak yak yak!!! The previous residents were renting it, so they didn't give a t*ss and they smoked in the house as well. :: puke::

Normaly I'd agree, but after many rentals I now leave the as I found them. Often this is not as I'd like to find them, but you reap what you sow. Our current place is insisting I completely sort the rear garden before leaving, yet on moving in we found piles of rotting apples, loads of dead leaves and overgrown grass. Why should I make it better than I received it? Especially as I know the LA charged the previous tenant for the poor maintenance, yet didn't repair it before we took up residence.
  • haha, not taking tiles just the bathroom fittings.

Not giving keys on advice from solicitor..

Never give the keys prior to completion. I agree with leave it with how you'd wish to find it or karma will find you one day! Taking the tiles? That sound strange and I wouldn't like to see holes in walls from removal shelves. Check your FF and make sure it doesn't say that you'd 'make good' if you removed stuff, mine did.
  • Leaving no light bulbs in the fittings is a bit flipping cheap and cheeky too. This might wind up the vendors more than any of the other issues EXCEPT the dirty oven. It needs to be sparkling clean. Would you want to cook in some stranger's muck? What do you mean by "indicated as much on F&F form" about the bathroom fittings? Did you say you'd take them or not?

Does making good include painting then ?

Some of the paint on the walls are years old and we don't have the original colour.

Personally I would prefer in my new house if they left the holes so I could do them properly when we painted.

Oven isn't dirty, its just not as clean as you would get from a professional cleaning company or a new oven. We would be happy with it in our new house, but would still probably want it cleaned or a new one..

Light bulbs are being left, but 2 out of 20 don't work ie extractor hood and non standard fittings.

We did say we would take the bathroom fixtures and fittings.

I think you'll find this is a house sale NOT a rental!

Making good includes sorting out the holes in the tiles in the bathroom, I wouldn't think filling the holes is making good in that instance you'd need to replace the damaged tiles. Quite possibly nobody ever takes their bathroom fittings.

  • I would think that some people do take the bathroom fittings - otherwise it wouldn't be included in the fixtures and fittings forms.

I personally wouldn't dream of taking carpets, but apparently it still happens..

    Thanks for everyone's feedback..
