Each house is different some will only accept asking price others a substanial discount, it all depends on so many factors.......
For example situation of vendors
length of time on market
how realistic the asking price is etc, etc.
I have just completed at circa 30% off asking price, so not entirely stupid, although the house was overpriced at full asking. Another house I may have paid full asking for if it was realistically priced, the house I sold, I put on for a very realistic price and it sold for less than 5% off asking, no two properties or situations are the same.Pawpurrs x0 -
Thanks again for the posts. We accepted at 3.35% (ish) under the asking price so Cannon Fodder, you're right when you say we have got a good deal. Your table shows this very well. Our current house is a new build, 6 years old and needs nothing doing to it at all. We've even had the rear garden fully landscaped. So, at £8k under the £234,950 asking price, I do think the buyers are getting a good house for their money. It has a semi rural outlook, but as per a previous post I put on this site, the horses paddock opposite has planning permission for a cemetary so could put some people off. However, it's never going to be a building site and they will maintain rural views and the wealth of wildlife that goes with it. The buyers even have a dog that they could take for walks around the cemetary.
We've just met with the builder of our new house and have agreed a rough completion date of 26th Feb, so this should fit well with all concerned. If we have to move out a couple of weeks beforehand then we can go to the inlaws. Fingers crossed for a smooth transition...!

you need to get your head out of your a*se i know sombody who brought two properties last month at below 15% of asking price hes not a time waster hes a very shrewd man who likes a bargain
i think you need to read the papers and watch the news a bit more you might find out the country as a whole is in the thick stuff0 -
I think house sale prices do very much depend on where you live tbh. I know everyone goes on about 'up north' being cheaper and in the doldrums but in the seaside town I live in, houses are being snapped up within 48 hours in some cases. Looking at sold prices, most are achieving asking prices if sensibly priced and if not, they are achieving near that. I've been watching the market for a good while now as we've been thinking about buying for almost 2 years and it is definately a lot better round here - whether it stays that way? Who knows? Crystal ball anyone? It's been bucking the trends/forecasts/expectations the last few months....
The problem with the news is that it makes sweeping statements about the north/south divide and property prices but there are always going to be areas within those places that buck the trend.
It really bugs me that a lot of the stats produced lump 'the north' together - it's a fairly big place to lump into one and house prices vary enormously by town never mind county in this area.0 -
Hi guys just updating this post that I started back in Dec. We are due to exchange / complete in the very near future with a completion date planned for 12th March. It's been a rocky road but getting there! There's only 3 in the chain, but our buyers buyer has been holiding things up quite a bit. We go to the solicitors tomorrow to sign contract for new house so all in all it's going ok. To anyone going through this at the moment best of luck. It's a horrible time but as everyone keeps saying it'll be worth it in the end.0

Hi all. Some more twists and turns. Basically we're due to exchange next week and then complete on 12th March. However, due to issues with our new house not having gas yet mortgage company may not be able to release the money by 12th March. To top it off we go on holiday for two weeks out of the country 14th March! We have two options. Risk it and set date for moving out on exchange of 12th March. Or, exchange next week and set new completion date for 29th / 30th March chain permitting. If mortgage company doesn't release the money on the 12th March and we cannot complete we get charged redemption fee which we can get back as we're porting the mortgage. Our builder has said we can move our stuff into the house on the 12th regardless as long as we have exchanged and set a date for completion. What would you do. Risk it and go for the 12th on the basis that we won't be able to complete or move completion date to the end of the month. I'm just keen to secure our sale....0
