If I and the EA had known this I wouldn't have entertained the viewing in all honesty. They have since been back into the EA enquiring about my house again!
There are also a lot of people who think cash = mortgage from the bank but nothing to sell.
The whole thing is really tough. Stressful to the max. Trusting what people say is a real issue. We've just got to hope that things run as smoothly as possible. One thing's for sure I won't be moving for a very long time once this process is over. Not a great build up to Christmas I have to say!0 -
Just a quick update. Accepted an offer on our house on Saturday at £227k so we got what we held out for. Very pleased with that. It's not the asking price but in the region of what we wanted so I think everyone concerned should be happy. Fingers crossed that it all goes through smoothly.0

You find that if you hold out you will get what you ask for. My cousin recently had her house on the market, and some tight-fist came along and put in an insulting offer of about £20k under the asking price.. She turned it down and said it was too low, and he then upped it by a grand! Anyway, to cut a long story short, after two weeks he eventually offered her the ASKING PRICE. He went up in stages, and she later discovered he'd put in stupid offers on about 6 properties. He was playing a game. The man was a doctor too, so not as if he was hard up - just tight and wanted something for nothing - you know the type!:rolleyes:
Anyway, he did buy it off her, but earned himself a bad reputation from the neighbours before he'd even moved in. No-one likes a meanie - especially a local doctor who tries to swipe a house from the community for peanuts. Didn't work anyway!:D
There's loads of these people around,thinking they will put in a stupid offer.....but property is actually going UP now, so they're bonkers!:rotfl:
As for your EA, why did he say the viewers were cash buyers when they were in a chain? That's very strange.
You will find, though, that EAs only take serious genuine viewers around. Years ago anyone could walk into an EAs and ask to view a house, but now they do checks etc to make sure you're a genuine buyer. Doesn't stop the dorks from trying it on though................I'd just tell them to get lost.Waste of time and space.0 -
Thanks for all the replies guys. We're happy with what we accepted and I guess you're always walking a fine line between wanting to sell and holding out for the best price. Like I said, we didn't get the asking price, but I didn't mention previously that our new build on a plot of land in a nice village had a deadline of March on it. By that I mean our deposit gave us exclusivity to it until the end of March at which time it would have gone on the open market. Luckily my brother in law works for the local firm building it so we had some insider help. So, we needed to sell asap and we're happy with the price we have got and didn't have to go dropping the price etc etc. So, all good for now. Will keep you posted throughout the process as I've enjoyed putting these posts on here - it ads to the excitement.
And I do agree with you breadlinebetty, people who think silly offers are acceptable are way off track. It just wastes everybody's time and as per the news this morning, house prices have risen again, so it's becoming a sellers market!!

Yes, properties have been steadily rising for the last 6 months...............so these people putting in ridiculous offers must be living under a rock if they don't know that!0

House prices have been rising, but a lot of people out there believe that the prices are being propped up by the lack of properties for sale. In a traditionally quiet time of year, this could account for it, we will have to wait till the new year as people may be holding off until then. We are looking to buy, and have a set amount that we can offer but some houses are in a real state and will need significant investment to bring the standard up, which is a fair case for putting in a more realistic bid.

While London is bringing up the averages, if you are outside the M25 circle of madness, you cannot be so sure of getting asking price;
It looks like Delmar has a reasonable deal. If they are happy and the buyer hasn't walked away, they should both be happy.
