a) No qualifications...
b) No regulation by any professional body...
c) No checking by anyone else that you are doing the right thing...
d) No Criminal Records mcheck (Is the rent & deposit money safe with your agent>????)
e) Not even decent personal hygenie...
Anyone posting on MSE could set up as a Letting Agent within 1 hour...
I rest my case...
(There are of course good agents: I take mine out to lunch every year, & I pay, good investment...)0 -

Join a national LL association such as the NLA and/or sign up to landlordlaw - tax deductible membership fees, reductions on LL insurance premiums and much useful guidance. They can effectively hold your hand through this:Landlord law has a rent arrears action kit for example. Handle it badly and it can cost you dearly. You may also want to google landlord action for future reference.0 -

Don't be so ridiculous. :rolleyes: You haven't done things by the book so far by failing to communicate in a formal manner, so inwardly accept a little responsibility for the current situation. Send the tenant a polite, professional yet firmly worded letter by recorded delivery (DO NOT turn up at the property unannounced) reminding him of his obligations under the tenancy and a reasonable period in which to pay.
Why polite and why a reasonable period? Because the tenant will have to sign for the letter, then may not be able to get out of work to sort it out payment immediately. This letter may be needed if you do evict through the courts, being stroppy or unreasonable will not endear you to the judge/ magistrate.
