    Very interesting: But, and there are many posts about this, he doesn't have to let anyone in - for inspections, for visits, for repairs - if he doesn't want to... and if he says he doesn't want you/the agent calling then you must not call or...


    An unenforecable clause in a contract is just that (eg having a clause saying tenant must give 3 months notice does not change his right to just give 1 month (if monthly rent payments)

  • There could be any number of reasons why the tenant cannot pay you by DD or SO, perhaps their bank won't sanction either payment method due to the tenant not receiving a wage at regular, predictable intervals. The sneaking a dog onto the property is rather naughty but not a hanging offense in my opinion.

    If you've secured a sensible amount as deposit and you decide to end the tenancy agreement the end of the fixed term you or the LA should arrange an inspection several days or a week before surrender and note all of the things in writing that you need the tenant to attend to before moving out as a condition of its full return. I think that would be fair to you and your tenant. Monthly inspections could feel overly-intrusive to your tenant: they would to me and I've nothing whatsoever to hide

    Are you dealing with this tenant in writing by recorded delivery pointing out any breaches of his AST?

    Go with your gut instinct, which seems to be telling you this tenant is a pain... At least he's paying his rent, but I would issue him an S21 and end the tenancy, as he's not complying with the monthly inspections, which wasn't a big ask considering he knew that a dog wasn't permitted.

    You should also use his deposit to pay for a professional cleaning of the house, to remove all traces and smells of dog.

    Would've = Would HAVE (not 'of')

    No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

    b) For no reason at all... an unenforceable clause has no legal effect: It might have the effect of persuading an ill-inforrmed person to take an action the other party wished, however (eg "No Pets")
