1 flat, 2 months, 29 viewings, no offers? Can anyone beat this?

    LOL - thanks Newbi. I am happy with all the viewings but I am not sure if they are all serious buyers in terms of my flat so you may have a point. In terms of competition there are very very few conversions in the area - nearly all other 2 beds are in blocks or in the 'less affluent' areas and more expensive. I also viewed 2 beds with a friend about 4 months ago and know exactly what these conversions sold for and the state they were presented in. These flats were smaller and more cluttered and yet eventually sold for 215-220 although admittedly this was a faster paced market.

    I don't think I would accept below 200 as I paid 201 for it in early 2006 and also I could probably get a deal such as below 185 with a quick sell company of auction i.e without the hassle of selling.

    I have de-cluttered the kitchen and small bedroom now thanks to all your advice. I also plan to paint the small bedroom to brighten it up and clear the garden a little. The front garden isn't mine so sadly can't tidy this up much. It is unfortunate that the garden and road look much nicer in Spring/Summer as there are lots of trees and bushes that flower. Next door have put tasteful Xmas lights on their outside tree so this may help!

    Target market seems to be single people or youngest couples. To be honest the three people that have genuinely liked the flat (they did not give any negatives) were all single men in the early 30's - the same market that I bought the flat from. I have deduced that men who see my flat have mostly liked it - the women have been the ones who gave negative comments re: gardens etc. People on the whole have liked the internal flat as it has high ceilings and is very light.

    I have been placing my flat on House Ladder and Gumtree to try and advertise as well as spreading word of mouth through everyone I know. I am going to be on the bell to the agent in a few mo's as well to arrange new photos (for a sunnier day this week) and will be sending them my own personal spiel to add to the advert....

    Loving the advice - it is hard in parts to accept but very useful.

    Okay I have now spoken to the EA and they are taking new photos this week on a sunnier day. I am also reducing the price range and taking off the web for the 2 weeks over Xmas (although viewings can still take place if someone is after my flat specs) and then re-released. I am going to paint one bedroom wall as it has a tiny bit of old damp by the window (from a now fixed guttering problem) - and use a lighter paint to brighten it up. I am also going to try and tidy the garden at some point...(you can see how keen I am to do this). I have also written some personal reasons why I like the flat and the area to go on the marketing details.

    I also found stats on the web that state my property is priced significantly lower than other 2 beds in the area (average 240k) and it seems flats are on the market for an average of 150 days so I have some time yet! I think anyone buying it for less than 215k is getting a bargain....maybe I am bias. Thanks for all the advice again - will let you know if it works.

  • I am no expert, but am in a similar postition to you. Lots of viewings no decent offers.

    I hope you get a good offer soon. I know how frustrating it is.

    Are you finding it hard to live your flat and keep it ready for all the viewings?

    It's hideous trying to keep it tidy! I'm hating every minute of this selling business!!!!

    I am living in my partners flat which is the flat above! It is awful keeping it tidy and save all my washing for a Sunday. I will be pleased once an offer comes in and I can leave my bag lying about!

    LOL - the lights are off the painting now!
  • It is a nightmare. Our shed is loaded with stuff and a lot of our washing was in the loft last week, lol. I cant wait for a buyer either.

    I've even been hiding stuff in the microwave!!!!! Ditto the washing in the loft!!!

    Lol, me too! My hubby was laughing the other week when I pulled the cat bowls out of the microwave. If anything we have become quite inventive.
  • I have also hidden Xmas wrapping paper under my duvet as usually it would just sit out. I woke up the other morning to ribbons, silver foil wrap and a clean t-shirt meant for the drawers!
