1 flat, 2 months, 29 viewings, no offers? Can anyone beat this?

One 2 bedroom flat in East London/West Essex, 2 months, and 29 viewings later (2 of them being second views) and no offers whatsoever. Price average/under average for similiar properties in area and hardly any other 2 bedroom conversions within 1 mile radius. 0.4 miles to Zone 4 underground, a 'yard', decluttered, modern bathroom/kitchen, no chain and neutral decor. Why oh why no offers. :eek:
Can anyone console me with any worse tales of this amount of viewings and no offers or is it just me?

Agree. What is the feedback? Ask the EA to be honest because they often aren't. Also if viewers are saying 'it's not for us' then the EA should be pushing them to explain why it isn't for them - there is always a reason as the feedback is what helps you acheive a sale. If you can fix those things that they don't like you get closer to a sale.
I think about two years ago when the credit crunch was just starting we had 40 viewings. We really had it on with the wrong agent who was bringing in people from all over the country! We changed agent to a local one and sold it on the first day with them to a local couple for the asking price. If you were moving from somewhere else completely you probably wouldn't choose to live in that street. We did have offers though - one fell through and the rest weren't good enough.Everything that is supposed to be in heaven is already here on earth.

This is the link - the photos aren't much cop but then the viewings are high so this isn't a problem getting people in through marketing. The flat is better than the photos basically. If you compare it to others in the area it is the same or cheaper. It is also in the 'right area' near affluent 1930's and 1900's estates. This is some of the feedback:
Called for feedback. Nice flat but didnt grab her, worth around £210.000
Liked the apartment but would of liked a larger kitchen and the garden off of the flat, also have a cat and worried about how it would get in and out. Worth £220K
Thought it was ok but didnt grab them but its the right location. Felt price range was fair at £200-250.000

Felt it wasnt for them, felt the garden wasnt in a great coniditon and would prefer something a bit bigger all round. Loved the location though.
Liked the size of rooms, liked the kitchen. Thought was in good order. Liked the fact it had a yard. Not sure what it was worth. Would like a second viewing, calling me tomorrow to book in.
Felt it wasnt for what they were looking for. Felt the rooms were far too small.
So there are some contradictory feedback (too small and then good size) and nothing really I think I can do. I know similar properties (I viewed helping a friend buy a few months ago) which were smaller or in less desirable areas have sold. So very very confused....0 -
Anything you could do to make the garden more inviting? A couple of topiary plants, winter pansies, etc..

LOL - to be fair it is a first floor flat but I think it is obvious there is another flat above from the picture.
Yes the garden - well to be honest I have asked the EA to downplay this as it is concrete with shed and over another garden is a road. I could put some stuff in it but people are commenting from the window and haven't really gone round. It is a blank concrete canvass really. I can't believe that this is stopping it selling as 95% of the other flats nearby don't even have a garden or its communual!0 -
The pictures on right move are awful, who took them ?
Looks small for 200K, the garden is messy and front of the house looks filthy, could be your pictures though. I wouldn't consider viewing it on those pictures, so you're probably not even getting the right people through the door.
Needs better presentation for sure. Those pictures make it look tiny, it probably isn't that small in reality ?
Sorry if I've been a bit harsh, but those are my thoughts as a potential buyer.0 -
You should not try to down play it. As you have said the other flats nearby don't have a garden, you do and it should be shown to be an extra asset. Everyone loves the idea of having outside space, especially if selling a flat. Find out the aspect and sell the idea of using it in the summer months. lots of potted winter plants/shrubs will help.

Why on earth couldn't they have determined this beforehand and not wasted your time finding this out at viewing?

'Too small' means the same as over-priced. You have had viewings because it is often difficult to get a feel for the size of the place from pictures. Overpriced - simple as.0

googler - I agree that some buyers have just wasted my time and these things were obvious already.
Fair enough if overpriced but why hasn't someone just made a low offer? Also I know exactly what the same size flats have sold for - 215-220. I would accept 205. People have also valued my flat interestingly enough in the range. The flat isn't huge but for the area (remember it is 20 mins from the City of London and green belt) - £200k is a steal. Its really not that small - nice door have the same and house 1 adult and 2 teenagers.
sequence - I agree about the photos - these are the EA's. The front garden isn't mine - belongs to neighbour so I can't really so anything about it (have tried to intervene). Maybe a few pots in the back...0
