I believe that is dependent upon how quickly or otherwise the LL/LA take to respond. I'm sure there's an absolute time-limit for them to do so but don't know what that is0

Brilliant, thank you, so just say the deposit hasn't be release asked for it back, no response etc etc.... I told the dispute people i received the voicemail, so they have it on file about that i think...
I am absolutely not suggesting you lie, I'm suggesting you don't make life any easier for them than necessary. In this context, vague voicemail messages equate to no explanation: it's my understanding the proper procedure is to set out any deductions in writing. If two supposed professionals (landlord/ letting agent) can't get their acts together despite your reminder that is their lookout!

Bramble, you are definitely over-thinking this! There is no dispute because you have not been informed in writing that the landlord intends to impose any deductions whatsoever. Ergo, you rightfully believe you are fully entitled to every single penny of your own money back right away.0

Right well.... bit of an update for you all...came home today to find a cheque for a grand...they have informed up they are keeping the rest for additional cleaning and gardening £200 in total...Annual Grocery Budget £364.00/£1500

Bumpity bump.... would liek some advice.
My mum reckons accept what we've got and leave the rest.
OH first thought that but now wants to chase for the rest of our money because
mainly they're charging us for gardening when in the inventory it state that i lawn mover would be provided at a later date (one left in garage had cord cut on it) when we chased for a lawn mower we were informed that because OH is an engineer he should sort it out himself!!
also want to charge for carpet damange - but as said before carpet cleaners came in after we moved and so how can they prove what damange we did or didn't cause.
also want to charge to clean the oven....Annual Grocery Budget £364.00/£1500
