    I said no such thing, and challenge you to link to any post of mine, here or on HPC, where I did.

    In fact, my house price predictions have consistently been more pessimistic than the reality has subsequently shown.

    Which should worry you greatly, if you want lower prices.;)

    Actually at peak, I expected falls, both in prices and interest rates. But thats why I got a tracker, which has paid off well and more than compensated for the falls. Particularly as prices in my area are now higher than at any time except 2 months in 2007.

    In 2008, I expected bigger falls for 08/09 than occurred.

    And yes, you did see substantial falls from peak. But the recovery has been much faster and further than you could have imagined. Whereas I noted on numerous occasions that the crash was being time compressed, and the recovery would be too.
    I'll make a prediction, YOY house prices will be lower in January 2011 than they are now. Feel free to remind me how right I am in 12 months time.

    Anything is possible, no matter how unlikely......;)

    See, you're frothing again. I didn't even have an opinion, just pointing out some facts related to the OP, IE anyone with basic literacy skills would realise that what was being said was indeed very likely and was hardly an outlandish statement.

    Just once, ONCE, it would be nice if you people engaged your brain before rolling your face across the keyboard in another attempt at a reply. All you're doing is dragging the level of debate down by not understanding anything.
