    We had not sold our house back then, but we have now and money is sitting with solicitors. HTH

    Well the owner of the property will be calling me later this evening, she wanted to know how much money we wanted to offer last night, will ask to view tomorrow and discuss a few things with them then.
    We most likely call them again on Saturday (if we like it) to make our first offer...
    Will keep you all informed.

    Update:
    Lady called this evening, asked her why she was selling, she told me that she really didnt want to sell that property but she had had 3 letters pushed through her door interested in purchasing it, and ours was one of them, agreed to view tomorrow at 4pm.
    What does everyone think, she has not managed to get a tenant in for the last 10 weeks.?????(Empty).......

    I would be very suprised if she has has three letters all from people touting to buy.
    At this stage I wouldnt mention a figure, I would go and see the house and see the improvements, they could be anything.....and not to taste, then I would ask what sort of sum she was looking for, and take it from there, I wouldnt offer on the spot either, I would go away think about it and then offer.

    Update: Viewed the house

    Basically cosmetically updated, new shower and toilet upstairs and new small bathroom downstairs, a bit of wallpapering and a cheap B&Q kitchen.
    Asked her what figure she was thinking off and was she really interested in selling.
    She told me that this had been her husband’s project and they had received 3 letters of interest.
    I Offered £162 as a starting figure and she told me that they had received an offer of £235k and could not accept our offer.
    I told her “well id bite there hand off” and thanked her for her time and left.

    Don’t know what to think now. We are not silly and we read the papers, we are still in a recession, it is supposed to be a buyer’s market.

    If that was the case, then why say £235k instead of keeping saddo's interest?

    maybe she thought Saddo would offer more as had approached her to ask to buy the house.

    not to mention the house was bought at 155k less than a year ago, unless they got the bargain of a life time spending 5k on a bathroom and cheapo kitchen etc dosent make the house worth 235k 10 months later in the current climate. my guess is if they had been offered 235 for it they would have grabbed it with open arms
