More advice Please (follow on from previous Discussion)

Hi All

Well after starting a previous thread and getting lots of support and advice.
As well as taking your advice in relation to the £179.950- house and looking for other houses with other estate agents. (Nothing on the market).
We hand delivered a letter over the last 6 weeks, to houses that we liked the look of.
Saying "We are a couple with young children, looking to buy a forever family home in this area. Please excuse this rather direct approach, but there is very little on the market and your house looks like one we would be interested in, we are not developers or estate agents in disguise, just a family looking for a forever home. We are looking for a three bedroom house, with a back garden and preferably off road parking.
If you have been considering selling, please call or email us, to discuss giving us 1st option on buying. We are currently in rented accommodation so can move quickly, and have money from the sale of our house, all monies are in place. We would be happy to deal with you directly to save your estate agency fees, or alternatively deal through an estate agent if you prefer. If not, thank you for your time and sorry to bother you."

So this evening my wife received a phone call from the owner of a property that is in the village we want to live in and down the road, closer to the school and just across the road from where we are renting.
We viewed this property about 6 months before it sold to the present owner; previous owner was an old woman who let the house "Go".
The present owner brought the house in Jan 09 for £155.000. And has spent £5,000? On cosmetic improvements. To Rent.
He is having difficulty renting and it has been empty for 2-3 months. He called to say he normally rents but before we start this conversation how much money were you thinking of to buy the house? We were thinking a viewing and then maybe an offer of £168k? What do you think? We are appreciative of all your good advice.

    Why would you offer more than the vendor paid? What have other properties in the vicinity sold for? You are unlikely to complete by Christmas, so have you factored in stamp duty?

  • I understand your situation there are about 3 streets in my area which I want to live in but they never come up for sale!! I would be prepared to pay a bit of a premium to get one as they sell like hot cakes.

    Be really interested to see if you get anywhere with your offer because I'll be doing the same. I think your offer is reasonable if you love the house.. depends if he wants to sell without a profit though??? (I'm thinking probably not)

    You need to determine the cosmetic improvements?even then if high standard,try 155k or 157,500k tops.

  • You also have to bear in mind that this guy is making a loss every month that place stands empty but in the next breath, he is an investor and will think like one i.e. want to make a profit!

    Have a look at the place and see what you think - I think you should start lower on your offer though as you can guarantee he won't take your first. Labour the point that he will not have to pay agents fees saving a tidy sum (does he have to get a HIP?)....

    So this is a copy of the description from the rental agents, what should we go in at then, £160k and work up??????

    · A spacious 3 bedroom house, situated in the ever popular village. The accommodation boasts 3 double bedrooms, 2 reception rooms, bathroom & separate shower room / WC. Benefiting from gas fired central heating, double glazing and an enclosed rear garden makes for an ideal family home
    It will need some work, i.e. planning permission to create off road parking and other bits and bobs.

  • It is always wise to start low and work upwards.. £160k sounds reasonable. You never know you might be miles apart he might be wanting 180k.... never know till you ask!!

    What put you off putting an offer in last year when you viewed it? Is there anything other than £5,000 of cosmetic improvements that is any different now?
