I've an MSc in fish ecology, hence the nickname :-)
I need Prof. Liabil. Insurance for my work as a Business/Personal Coach and Consultant.
Many thanks for responding.Boyfriend & I have saved £12K in two years, thanks to careful budgeting and keeping a record of what we spend. I've never paid myself this amount of money before - it feels great!0 -
I need a good place to go for public liability insurance. I bake cakes to sell to cafes, personal customers, markets, festivals...etc

We live in a small private development of 7 detached properties in an unadopted road and are looking to 'get rid' of our Property Management Company, for numerous reasons :mad:
We are looking to form a 'business' with the residents to manage things ourselves; properly and to save money and hassle. We know about some of the contracts we need on the Sewage Pumps, Surface Water pumps, electric gates maintenance etc, but one thing we are not sure on is the Insurance we need.
I think we will need Public Liability Insurance in case 3rd parties or their property get damaged by our electric gates or private road, which is currently all block paved.
Has anyone actually done this or can offer any advice?

Who owns the unadopted road? I would have thought the owner is responsible for having suitable insurance in place. ... but it may be that they expect any management company to do this on their behalf.
If you don't know what you are doing, or don't want to be bothered doing it, it may be better to employing a managing agent. This is normal. The agent will then be responsible for doing everything like paying bills etc, with the managing company paying the agent.
(Or more usually the residents paying the agent and the agent accounts all this to the managing company).
If you all own 1/7 of the road (by which I mean you each own a specific 1/7 of the road with agreed access rights of others over it, rather than you all owning a virtual 1/7 share) then it could well be that your own buildings insurance already covers you insurance wise"Now to trolling as a concept. .... The current management company own the road and we are looking to buy that back from them.
We have tried a management agent and this is why we are in the mess we are in!! Because it just isn't managed by them at all and they have wasted soo much of our money, and we are talking £'thousands - remember there is only 7 of us!
We think we are just too small for them to be bothered about.0
