    Based on your asking price its a good offer, and definetly one to be considered. Its early days, but dont become complecant in that, you may never get another offer at the same level. Its up to you, but I think its definetly worth considering, it also sounds if its at about the right level, if thats what a comparable house also sold for.

    At end of day it's nothing to do with being greedy - it's all about feeling good about a deal and getting on with your life.

    I don't see how failing to sell and then regretting rejecting an offer makes someone greedy. Surely it would only be greedy if the OP thought the offer they have is about right but want still want to hold out for more. Sounds to me like the OP isn't sure if their offer is about right.

    Don't forget one aspect from buyer's angle - stamp duty on house sold at over £250K will be over £7,500. So even if you managed to get £277,500, it'll still cost them more than your asking price.

    If you want/need in excess of £280K, your home should have been marketed at over £290K. Buyers (in Eng/Wales) expect to pay below asking price, often as much as/more than 5%. The offer of £275K is well within 5%.

  • Would echo what another poster said "if you reject this you may not get another offer this high again". Houses that are fresh on the market are really attractive to buyers, especially those who have been looking for a while. If you become one of those houses that has been on rightmove for ages you will get overlooked for new properties.

    What does your EA say? Does he think you're silly to reject this offer?

    Yes, you are greedy.. but it is not against the law, just a vice & one of the 7 deadly sins... so remember what you did if it gets a bit warm...

    Hmm. Well only you know what your local property market looks like - have houses like yours been selling quickly or sitting around for a while?

    If there is quite a lot of sales activity then I would suggest it may be worth holding out till January as there may be a bunch of new buyers registering then (less likely now as it's the run up to christmas). However if the local market seems slow then I would grab this offer.

    Bear in mind that being under offer or ideally even exchanged will make you a much more attractive buyer when you do find that elusive new house.
  • I would echo the view of saying you would accept 277500 and take off the market straight away. If they stay firm I personally would accept the offer in this market if it does not jeopardise your future in any way.

    I agree that most buyers at the moment will be looking for a discount of some sorts.

    It all depends on how quickly you wish to move.

    When we discounted our house on selling, I just made sure I got a bigger discount off the house I was buying. That way, I didn't feel so hard about taking a bartered offer.
