depends how fussy you are. We've been looking since August and not found anywhere ... a couple of places that "would do" but not as good as we know exists in the area ... so I guess we're waiting for one of those better options to come up. Could take a while but we intend to be there for 5+ years, so it's worth a bit of waiting.

If you've increased your radius to 40 miles, then you need to consider the following:
    - cost of getting to/from work at today's petrol prices
    - cost of getting to/from work when prices rise (try £1.50 and £2/litre)
    - cost and feasibility of getting to/from work if your car breaks down
    - increased cost of wear/tear, servicing, tyres of the extra distance
    - opportunities to car share, although anybody who says "yes" today might easily move the day after you move onto their route
    - time to travel to/from work; actually get some real experiences/times from people who do the same journey at the same times you do

I once worked 50 miles from home and the cost of the petrol to/from was a major cost. As for the time, it made my days over 12 hours long from leaving home to getting back ... not good.

My ideal home would be smaller/close enough to work to be able to walk/bus/cycle in case of the car not being available or there being a petrol blockade on.
I have a spreadsheet to calculate real monthly costs including mortgage, transport, management fees etc.

  • About a year and a half, however when we did find the one we wanted, we both knew within about 10 minutes of walking through the front door that we wanted to buy it, and we put an offer on the same afternoon.

    Hi,

This is a good deal as, you have implemented this so quickly which is a good effort by the way.

It is good no doubt and worth for you if you try this out ven in a more better way.

    Thanks!
  • We started looking online properly two weeks ago, saw a house that Sunday and that's the only house we've set foot in. Our mortgage application was approved today!

My first house was the first house I viewed . It was strange I was on the bus on the way home from work .I got of the bus early .Three miles from where I lived ,walked around the corner to a street I had never been in and loved the street and spotted a house for sale .I remembered seeing it in the free paper a few months earlier and I even remembered the living room was 21 feet long . I Arranged a viewing ,I knew it was the one I wanted but also arranged to view 4 other houses before I went back to my original house .
My second house was the second one I had seen .

  • For my 1st house I wasn't even seroisly thinking of buying, just saw it in the window of the estate agents, went to see it that evening and had an offer accepted a few days later.

2nd house: started looking in August, went to see loads, found it in october & hopefully get the keys next tuesday :)

1st one was easy as only had me to please, 2nd one has to appeal to 2 of us.

I never saw this flat until several months until the conveyancing was at quite an advanced stage! It was originally a BTL investment which my mum chose for me (she lives nearby and loves property). Despite all that I think I will be here for a good few years yet.

I started looking on the internet and local estate agents about March time, not seriously looking but I was interested in what was around and the prices etc. We got our AIP in July and then seriously started house hunting, registered with loads of EA's, I searched the internet everyday and we saw about 30 houses until we found the one were currently buying. Our offer was accepted on the 1st October and there's been a few delays but hopefully we'll be in before Christmas.
