I have had my first viewing today and I am really intrested in putting in an offer. I am a little unsure the amount and just need some advise on what people think. I am sure the house has been on the market for a while and there is 2 agents boards up. The owner is also in the process of redecorating the lounge to try and sell. The house is up for £126K. My max offer would be £119K so where should I start?

It really depends, but you've only had one viewing and you want to make an offer? Is this the first viewing of any property? Or the first viewing of that specific property?
Either way, I would start 10% below - but it really does depend on the property.0 -

Thanks for the excellent advice. I know it seems strange thinking of putting an offer in after 1st visit but due to my circumstances which I dont really want to go into this house is ideal.0
