Indemnity policy?

We're in the process of selling our house - it was built about 50 years ago and the firm of builders no longer exists. When they were built there was a covenant on them regarding changes, extensions etc. Every house in the close has made changes/extensions. Our buyers' solicitors wants us to take out an indemnity policy in the event that the company is reformed...incredibly unlikely but it appears we will have to fork out the money and let the insurance company have some 'free' money - so it seems! Anybody shed any differing light on this sort of situation?

    How long ago were your extensions built?

    If less than 4 years ago or if you have no building regs certificate I can understand your buyer's solicitor.

    The main extension was built a couple of years ago and had pp and bulding regs - all ok. I think our solicitor is going to go the compromise route and go 50/50 with the buyers on the cost of the policy.

    Ẁe had to take an indemnity policy out on our home & it only cost us £21 so don't worry about the cost.

    Their solicitor has quoted about £250 - + VAT I assume!
