I've just phoned him up
Me "hello, is that Clive Sunderland?"
Him "yes"
Me: "hi, I'm calling about the garage at Boakes Drive, it's got a load of your stuff in it"
Him: "oh that, ha ha ha, did they ever sort it out? I didn't think 32 had a garage."
Me: "well I've looked at the land registry records and it belongs to me"
Him: "oh right, the garages were empty and it was a free for all at the time, we just helped ourselves"
Me: "ah right! Do you want any of the stuff in the garage"
Him: "oh no, I took what I wanted and just left everything else, you can do what you want with it".
So it looks like a result.

glad it worked out for you. I wonder who sort out the legals and got the garage put on the deeds?
You could bill the previous owner for the costs of disposing of the stuff!
