DIY Conveyancing for house sale

I have accepted an offer on an investment property from the current tenants. The property has no mortgage and is freehold. Does anyone know if doing the conveyancing myself would be straightforward? Any sample contracts or a good website would be very helpful.

    sja, if your buyer is having a mortgage you will probably struggle to do the conveyancing yourself. Many lenders do not release mortgage funds on completion to licensed conveyancers or solicitors who trade as sole practioneers, so they will be unlikely to release to a private individual.
  • Why should any mortgage the buyers are taking out make the conveyancing any more difficult for sja? The lenders release the monies to the buyers' solicitor and not direct to the seller!

    If there is no mortgage then the buyers' solicitor will naturally insist that a signed but undated transfer deed is being held by him/her before the balance required to complete is paid over. The solicitor may also want to hold onto any deposit paid on exchange but undertake to pay this to sja if the buyers do not complete.

    Selling to tenants makes the whole transaction very simple to deal with as there will be very little about the property that the buyers don't already know. In fact, if the title is entirely straightforward and nothing crops up in the survey or searches, sja might not have to do anything at all!
