Little points. 100pw is £433.33 per calendar month not £400.

Basically, I work along the following lines - "...if it looks too good to be true, it probably is too good to be true...".

I would think that, in most parts of the UK, you can barely get a room for £100pw, so a whole flat is pushing it! Check out the value of other, comparable, properties inthe local area and see whether (as I suspect it does) this falls into the very cheap sector.

    And, er, avoid.

2 bed places for a little over 400 a month up north you know.

If it's too cheap for the area it's almost certainly a scam though.

It's written in a strange way so I'd avoid for that reason.

This is a well-known Gumtree scam, I'm afraid. He will be asking you to send deposit and id details next. Report it to Gumtree.

Some 4 bed houses don't even measure 1250 sq ft. But don't tell the landlord, or else his next ad could be more believable.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

I was looking for a rental property on GumTree and found one that looked good so I sent a message asking for more details and got this reply...

"I am Alan by name, a psychologist and a christian, i have a daughter who does not stay with me and I was once a widower but later re-married, but since my wife passed away i have ensured the future of our only dauther and it has been a success which was my wife's priority to see her out of school and stand next to her when she'll graduate, but time never allowed her which i believe God knows best about her sudden exit from the earth surface, also the nature of my work has made me much of a traveller and has really exposed me to different types of race and i have learnt that there is so much attached to this life than laughter. Anyways below is the address of the place in which you are interested.

The property seems too good to be true for the area and he seems like a bit of a weirdo. I think he might be trying a scam or something, but would be good to hear other opinions.

i contacted a flat going for £100 a week and was in the area i needed and gave me full address...i emailed them and explained my finantial situation and wondered if i could make some sort of arrangment. the couple said if i could come up with the £300 security deposit or atleast half of that then i was to send it over to western union and they would then send keys and documents. The guy i spoke to first ( a christian guy) said he was in china on a cruissade and mission for god and the wife (who i have been speaking to) is in the states and would deal with her. when i asked for a number she said she had an accident wich left her un able to hear but gave me a +***** number to call her husband on. not got proof yet but some of these forums seem very alike. please let me know if any one comes across a similar thing. this also came frm gumtree.
