TR2 form - where do I sign?

We're finally due to complete on Monday and I'm in a hurry to get the final bits and pieces signed and sealed.
Looking at the 3 pages of the TR2, I can see where my witness is meant to sign but not a space for me. Could anyone tell me where I should sign? I don't want to do this wrong and delay the whole process while they send me another one.
My solicitors are always slow and currently unreachable (and the reason I'm having a last minute panic is because they sent all the final forms and demand for payment to the wrong address last week so I only received it all yesterday....). I thought I might get a quicker answer here.

Ah found the form. Box 13 is blank and the solicitor is supposed to insert a suitable 'form of execution'. So, what does it say in box 13, exactly?
I'd expect it to say something like 'signed as a deed by' followed by a space for your name and signature. Then 'in the presence of' with a space for the witness name signature and address.

It says "signed and delivered as a deed by transferee in the presence of..." and then a space for the Witness to sign and give address / occupation.
I could squeeze my signature in at the side of this next to the witness box but they don't seem to have left a proper space for me.... Hmmm.0 -

Sounds like it's been badly typed - as Catti says just sign to the right or just below where it says 'signed...transferee'. You could always ask your solicitor, ofc.No reliance should be placed on the above! Absolutely none, do you hear?0 -

If you are paying a solicitorn to do your conveyancing for you, then ask him!!!
If you are doing the conveyancing yourself, then ask the Land Registry - they are very helpful.0 -

It's a repossessed leasehold flat. I thought I was signing something to transfer the leasehold to my name from that of the bank who repossessed it from previous owners. Does this not sound correct? (My solicitors have made many mistakes so far and as an FTB I might have missed some of them.)
Perhaps I should ring the land registry tomorrow and ask them to talk me through this form.0 -
I'm confused. Are you buying or selling?
If selling, it should say "signed and delivered as a deed by transferor in the presence of..." not transferee.
If buying, you do not need to sign at all! It is the vendor who executes TR2 to authorise the Land Registry to remove his name from the register (and replace it with your name)
Look at the notes next to box 15 on the form. It says "The transferor must execute this transfer as a deed..."
The Transferee only needs to execute if there are covenants involved to which the buyer must agree.0 -
I'm buying only.
My solicitor sent me a bundle of forms including the TR2 with a note asking me to sign with witness on the pages marked with sticky tabs. There was a sticky on the TR2 so I thought I was meant to sign it.
There is a space for the transferor (marked "signed and delivered as a deed by transferor in the presence of...") but also one for the witness of the transferee (marked "signed and delivered as a deed by transferee in the presence of..").
Does this look wrong?0
