Complete bathroom overhaul.....

Hi all,

Had a quote at the weekend. We liked the bathroom fitter who quoted, good knowledge and provided a portfolio for us to keep and many references with phone no's etc. The below seems reasonable but as my bathroom knowledge is minimal, could people offer comment. BTW, this is in S. Wales.

Many thanks, Sam.

    Looks good to me!
If it looks like a duck, and quacks like a duck, we have at least to consider the possibility that we have a small aquatic bird of the family anatidae on our hands

Well, I've just cost up a similar job, which came to just under £2k, but that included getting rid of old suit and debris (i.e. a skip at around £150)

We've done a bathroom refit, but I used individual tradesman and did the easy stuff myself.

I would recommend you do the following yourself if you are able to:
    • Strip out existing shower unit, sink, toilet and radiator
    • Strip out all existing wall tiles back to plaster work
    • Strip out existing polystyrene ceiling tiles back to plaster work
    • Strip out existing boxing at shower area
This shouldn't take more than a day even for a complete amateur. Buy a cheap SDS drill (<£50) if the tiles are a problem.
buy a 15mm copper pipe cutter (around £5), and lots of cap ends (10 for around £3), and cap all the pipework and radiators.

We got the whole room plastered from floor to ceiling for £300. 1st and second fit plumbing including moving the pipework for the bath and sink cost £300, he also took away the old suite, and broke the cast iron bath for the price! Putting in points for a illuminated mirror and installing an inline fan cost £100.We got a tiler to do the areas around sink and bath for £150.

So labour for me cost £900. If we didn't get the electrics put in like you, it would be £800 labour.

So from what I can tell, your quote can be significantly reduced if you do a little work yourself, and find some competitive tradesman.

Get your plumber to buy your suite, they should be able to get good discounts on the good quality branded stuff, not b&q tat. My armitage shanks suite only cost £375!
I also highly recommend you get a good in-line fan fitted (these ones have the motor in the attic, so are not noisy!).

Ours cost about £1700 including materials; just slightly above what you are going to pay for labour!

Also 9 days is taking the !!!!!! It will take 4-5 days max. If you lived in Nottingham, I could have forwarded the tradesmans numbers I used for my refit.

    Funny man - ha ha.

Youir scope of work is NOT the same as the OP and you have no idea that it will take 4-5 days max. How CAN you say that when you haven't seen the job and its not the same as yours!

BTW it might be an idea to cost YOUR time for the work you did and add it to your total. Then you'll find out what it really cost you - and don't say our time was free either it wasn't in reality.

    Cheers

And how long did you allow the plaster to dry for before your tiled on top of it?

Trying to tile over uncured plaster = tiles on floor

plaster manufacturers actually state SEVEN weeks to fully cure in a new build house (cold all wet etc) but I would leave at least 2-3 or preferably 4 days before tiling and then another day before grouting making 9 days seem totally realistic

And the quote that you recieved was nicely detailed told you what was included and what was not (I like the disposal exclusion an 8 meter skip these days costs £150 - 180) take your rubble to the skip in small loads save at least that money

The guy who quoted you seems to know what he is doing, talk to him get references from his previous work, if you trust him as a gut feeling and get on well with him and his references check out then go for it.

Oh and btw is he a member of any professional body?

    Mciphe, gas safe?

Mciphe membership is nomonal cost but they are good a vetting thier members (i am a member) gas safe (corgi as was) tells you they are very competent.

No professional membership ask more questions if you dont know the company

There is absolutely no way anyone can justify £2800 for similar work listed.

I suggest you ask people for recommendations for individual tradesman, do a little research and do all the organising yourself. Ask on here for advice, but don't give over nearly £3k of your money to a bathroom "specialist" for £1k of work.
