    Varies, I have known some to last 3yrs, others 20+ years. Usually they go wrong about three days after the new owner moves in.

    i have one that is nearly 30 years old and still chucking on - i do service it every year tho.

    Just to update, eventually got someone who could service the boiler for £65 + VAT. Expensive, could have got it for £40 + VAT but the cheaper bloke was booked up for next 3 weeks whereas the expensive one could do it next day, strange that!!!

    Anyway bloke turned up, serviced it and said it was all fine!

    So problem solved, ready to move as soon as solicitors get their !!!!!! in gear!
