    We just ended up signing for a year of Homecall 200 and they inspect it when you first sign up.

    We did this and were left with a list of updates required before they would accept us onto the contract. They list included things like replacing a partition with doors for better access to the boiler and including isolating taps on some of the plumbing. we had to get a private plumber to do the work before they would re-inspect and accept us onto the contract.

    I had my boiler & gas fire both serviced for £75.00 the other month, think the boiler was about £45.00 of that. Ring a few people in your area to get an idea.

    Personally, I'd rather spend that sort of money & be told everything is ok or that x & y need sorting & try to negotiate with the seller, than spend nothing, move in & find I need to spend £1000 on a new boiler.

    Waiting to hear back from the solicitor but it looks like thats the way we'll go...

    Will sugest to the solicitor that we will pay for the service but if anything needs replacing etc then we want it doing by the vendors at their cost.

    You might consider asking them to sell you the property for 125,000 and the carpets or other fixtures and fittings for 1,000 to save you the stamp duty while still delivering the agreed total sale value.

    I think at this point it might be a bit late for all that. The mortgage offer would need to be changed and the contracts would need to be rewritten. All that would take time and everyone in the chain would get annoyed. That sort of negotiations really needs to be done early in the proceedings.

    At the end of the day would you be prepared to lose the property over this? It's worth trying to budge the price - at least you know you'll have tried. Try going halves on the cost if he says no to taking on the full bill. At worst he will say no. We had the same problem after a basic survey was carried out. The vendor basically said like the property in it's current state or lump it. It's a sellers market at the end of the day, and we wanted the property, so there wasn't a lot we could do to budge the price.

    Right, news just in, spoke to the solicitor and she said that in her opinion, the British Gas bloke "checking the boiler" when he installed the new gas meter would not have been a service.

    If that is the case then it means the last service on the 9 year old boiler was Nov 2003 - 3 years ago.

    She said unless they can get a copy of the most recent service which they claim was done in Nov 2005 then there is not much we can do.

    I then told her that we were happy to pay to get the service done and pay for it on the assumption that if any repairs need doing then the vendor will have to pay for them or we will knock it off the price. She advised that we get that done asap so thats what i'm working on now.

    I would just get a plumber round to check it over before you exchange contracts. That way you know exactly what the situation is. make sure he is CORGI reg though.

    i would get this boiler looked at sooner rather than later if it has not been looked at for 3 years - whether you pay or they pay - peace of mind re gas appliances is priceless.
