Tenant - Professionally cleaning carpets/Contract?

  • we hired a carpet cleaner and still got stung by the agency for the bill of a professional! we moved into the house after the actual owners moved out and the place was filthy.. we had to scrub the cooker and disinfect the fridge etc.. the agency then told us once we'd moved out (having spent 2 days cleaning etc that the place was discusting - it boiled down to there being some crumbs in one of the kitchen drawers!! :-(
    My lodgers brother had a bill for a lampshade (to be professionally cleaned) due to there being a dead spider in it! - they will try anything to get out of paying you the full amount back.
  • Re-read the above post re OFT & professional cleaning - it is unfair (if the place doesn't need cleaning) and if you can prove it is as clean as should be expected (ie as was at start of tenancy with a fair allowance for war 'n tear) then threaten to take LL/LA to court if they charge you.

    Firstly you need to write a formal e-mail/letter to your LL/LA giving them 10 days to return the full deposit amount. If they ignore you or still talk about these cleaning charges then write another one to reiterrate the carpet was in the same/better condition at commencement of the tennancy, wear and tear must be accounted for, and the age of the carpet (this stage just makes you look more reasonable to the deposit company).

    On the 11th day file a dispute with the deposit company and start getting together a written report and all evidence for the deductions. THe deposit comapny should sort you out. I was impressed with how mydeposits handled my case and I have now become pretty good at getting money back from LL/LA since my student days :D

    Stop worrying about their empty threats and lies, just follow what I have written above and you will get the money back. ALthough if the LL/LA don't agree to go through arbitration then you will have to go through court. But as the system was setup to take away these hassles from court, a judge would not look favourably upon the LL/LA for refusing arbitration.

  • This is some landlords for you - they want you to pay THEM to improve their manky houses which they never in a million years had professionally cleaned before you moved in.

    Our previous tenancy stated this but as we had it in writing (via the inventory) that they had not been proffesionally cleaned prior to us moving in they could not enforce it.
