    Try the mystery shopper first. If the agent is rubbish, then you are better moving agent first before dropping your price or getting pictures retaken by an agent you will end up sacking. Get your mystery shopper in quickly.

    As for the cats, put them away while the pics are taken, IMO. When buying off rightmove, the first action is to INCLUDE all property meeting a spec and then to EXCLUDE based on details to come up with viewing prospects - often the exclusion is done on a whim. You want to avoid being excluded at this stage and cats might put some people off eg if they hate the smell of cats - althiugh if they view and like the place, they will probably be more rational about the cats.

  • I dint know the cats were in the rooms when the photos were being taken, the estate agent jsut went ff took them then left no mention of anything to be moved to improve pics!

    The photos are awful, photos are the thing that will catch people's eye for them to read the details and pick up the phone.

    Your kitchen looks like the corridor to an evil world ....

    Maybe spend half a day with a friend or two moving things about and taking your own staged photos... so bung everything up one corner, stick the cat in the bathroom, snap some good pics then put all the stuff back where it came from. Maybe photoshop the kitchen machine out of the photo (easier than moving it).

    If I were looking, I'd prefer to view your neighbour's one, where for £4k more I get my own door, garden and a big 2nd bedroom, although the living room is smaller. But that one's also not sold.

    You should be in contact with your agent on a weekly or at least two weekly basis. They should be updating you with feedback from people on their database regarding why people do not want to view your property etc.

    Your agents are not do their job. Selling property in the current is a difficult job and therefore you need to have your property on with an agent who knows how to sell in this climate.

    That's the thing. You see it through your eyes, your agent wants to talk it up and butter you up, your friends/family/colleagues will all tell you it's lovely ... we're strangers, strangers who will be honest.

    It takes a strong person to post a link and hear what we have to say - but whatever we say is what potential buyers will be thinking when they see it.

    Showing a crowded street is not a selling point.

    It's hard to tell that 2 and 4 are of the same room...

    Strange to show two different pics of the kitchen too when they don't add anything different.
  • Just to add my two-pence worth I definitely agree re. moving the tumble dryer. Could you sell both washer and dryer and pick up a cheap combi model for the time being? Or, failing that, get rid of the dryer and rely on a laundrette (lots of clothes sitting around on airers won't be great for viewings either). It does look like a nice flat with potential, but there are definitely off-putting factors in the photos!

    Edit: As someone who knows nothing about photography, the whole place just looks really gloomy, not enough light in the photos in my amateur opinion.
