1 Viewing 8 weeks, a bit confused.

I have had my large 2 bedroom flat up for sale now for 2 months and have had just one viewing in the first week. :confused: Im a little confused as i havent sold before and was wondering if this was normal, the market or price related! not heard anything from the estate agents since september and im also wondering whether to leave them once the contract is up or give them the benefit of the doubt!
Please help :confused:

    Normally, in the first two weeks, you'll have the most viewings. This is because all current people on the EA's list have been informed/phoned/contacted and will have made an appointment to view it. In addition, all current people actively looking will want to view it after they've seen it in the paper or on Rightmove.

    After the first two weeks, you are reliant on new people starting to look, which is going to be less.

    If you have only 1 viewing, this would mean one of:
    - nobody is looking for 2 bed flats in your area
    - your 2 bed flat isn't as good as others
    - your price is too high

    Have you looked at the Land Registry figures to see the volume of sales, and volume of sales of flats, in your area over the past year?

    e.g. if you look and see that 0 properties have sold in your entire village for the past 6 months, then you could be in for a long wait; if you look and see that 6 flats just like yours sell every month, then that would indicate that there are buyers out there but yours is priced too high.

    I have been keeping n eye on flats in the area and they do appear to be selling! Thank you for your help.

    For about £4k more, I can get a ground floor flat on the same road. Personally, that's the one that I'd go for. The photos aren't doing you any favours - there are 2 bedrooms, but I can only see photos of 1. No bathroom photos and (sorry, as I'm far worse!) the lounge looks cluttered. Oh, and there are 2 photos, out of 7, of the street. One is enough for me!

    As VickyA says. The photography is incompetent, both technically and compositionally, although it is something not to go overboard with. The idea is to get viewers, once the photos have achieved that, their job is done.

    I would suggest the mystery shopper. Not to see whether your flat is actually on some master list, but to see, if they ask for a flat in your area, with a spec. which matches yours, whether in fact the agent presents your details.

  • I must admit i was a little miffed when i saw two outside pics and neither being the exact house and the two of the kitchen and not bathroom! unfortunately the front room has a lot in it A; cos its a 23 foot front room and its used as a study, diner and front room. B: hence the reason we need to move, we have out grown it! Do you think the pics and the price is the reason then!?

    Living area very badly laid out, or at least the photo is from the wrong angle: the sofa looks like it's dumped in the middle of the room and blocking the fireplace. Tumble dryer is blocking the kitchen, any chance it can go somewhere else, like someone's garage until you sell? Then you can use the kitchen as a diner, and your living room for it's designated purpose. If you have outgrown a flat then a buyer will wonder if they are going to. Can't you use the second bedroom as an office?

    Bedroom looks dark, can the curtains be pulled right back? The three rooms I can see are all peach tones, not so great if you don't like peach. Why are there two pictures of the outside, two of the kitchen and living room, and none of the bathroom or second bedroom? Overall it says it's a spacious apartment but the pictures don't show that; the estate agent is working for you not doing you a massive favour so get on their backs but give them something to work with. What is the competition like, are there new builds locally?

    Having looked at the floorplan, that flat to me screams development opportunity - 68 square meters is a lot of space - I'd put the kitchen in the living area, move the bathroom to the kitchen and make two double bedrooms out of the bedrooms and bathroom. We really need Doozergirl's input!

  • I have to agree, the road looks very congested with cars..... there is no mention of parking, is there residents etc?

    Is there a light shade in the lounge?

    And it appears to be "all brown" I do think a de-clutter and a lick of white paint would do wounders...... You have managed it in the kitchen.... loads of work space, and in the bedroom too.

    Is there any outdoor space?

  • There isnt a fire place in the frontroom, the second bedroom is being used as a teaching room as partner is a muscian! We have asked about the tumble dryer and that is being sorted. We have outgrown the flat as we are starting a family and need more space! The rooms are painted cream not peach and the pictures dont show that, i hate peach and purposefully painted the rooms neutral! The bedroom is the only one we havent got round to painting yet (money and time).

    There are no new builds nearby. No outdoor space and we never have a problem parking but i cant do anything about moving cars for photos :)

    Does that answer all questions? i agree a move around of furniture might help and will discuss it with partner. Thanks for your feedback!
