I thought the thread was about prices and Rightmove? That's why I asked about Land Registry, it seemed a bit out of date. I keep an eye on prices in the estate agents. The ones I am interested in I know exactly what they are selling for, and if any of them have dropped their price.
I don't really know or care what indices are. They are just meaningless VI stats aren't they?

Looks a bit thin on the ground when looking in my local area on Rightmove with Property Bee. I'd say that 90% of the properties I've looked at (under £150K) have a series of price reductions showing. Some by 25%.
No the thread was stating price rises over the last year do not exist because of asking prices in his area are lower.
The price rises lasting the year have only been on sold price indices.
Surely only measure of house values are sold prices.
