How much should i realistically sell for?

    I can appreciate what you say as we had our house on at a similar amount last year, although in Scotland. As you probably know we have an 'offers over' system up here though, so that makes my case a bit different. Ours is not fantastically and recently done up like yours, our plus point is location as we're in a good area, where houses tend to be more like 200k, for a 3 bed victorian semi. Ours is a quarter villa, and 1940s though, so therefore worth less, but it's like a bargain in the good area if that makes sense.

    We ended up getting offers down at 105k, although we did drop to 115k. The second person upped it to 110 when we rejected, however by that time we decided not to sell at all!

    I am thinking that due to the difference in the English market you could also get cheeky offers. BUT, if you're not in a hurry you can just turn them down then and hope for better?

    Had house valued at 120k. Said property has the wow factor and i should get close to asking price.

    What sort of offers will i get from joe public, are they going to offer me silly prices like 95k for it, trying to get a bargain?

    Im worried to put it on the market in case this happens as i know its worth more than that. Estate agent advised not to sell for less than 110k and to walk away as i would be stupid for letting it go so cheap.

    Is that all true or is it the estate agents flattering you to get business? Have you don't your own research into sold prices in your area? Have you had strangers (postie, Tesco delivery driver) telling you your house has the wow factor?
