How much should i realistically sell for?

Had house valued at 120k. Said property has the wow factor and i should get close to asking price.
What sort of offers will i get from joe public, are they going to offer me silly prices like 95k for it, trying to get a bargain?
Im worried to put it on the market in case this happens as i know its worth more than that. Estate agent advised not to sell for less than 110k and to walk away as i would be stupid for letting it go so cheap.

You could look on www.houseprices.co.uk and see what similar houses in the area/street have sold for recently? That will give you a good idea what it's really "worth".
People will offer anything nowadays, so don't be surprised if people offer under £100k.Should've = Should HAVE (not 'of')

Don't be afraid to put it on the market just in case you get some silly offers. You don't have to accept any offer.0

120K is the opinion of the valuer, and describing 95K as a "bargain" is merely your own view. If it sells above 110K, then great, if not, it isn't worth that price and your opinion on what amounts to "cheap" may be wrong.

The house has had extensive work done to it (it was a dump before, the agent couldnt shift it and everyone said it was to much work to take on). It has been totally transformed to a modern style house, has been damp proofed, new windows, complete replaster, landscaped garden new kitchen and bathroom fitted in last year, new central heating system, loft insulatation - loads done. I think its worrth 120k easily.
A s**t hole up the road, same style and type which needed loads of work was on for 110k and they dropped it to 105k. They recently sold a few weeks ago but dont know how much for - the agent wont tell me.
Also, at the peak of house prices, next door sold for 116k in 2007. I thought it must be nice inside. Anyway, turns out it was worse than mine and i only paid 85k 2 years before. They have ended up spending thousands on it and now they are in negative equity.0 -
To put it bluntly, if you want to sell your house it really doesn't matter what you THINK it's worth. It is worth what someone is willing to pay for it.
An estate agen has given you a professional opinion of it's value. Put it up for sale and see what happens. You don't have to accept offers you consider to be low you know.
If you get 10 offers over a 3 month period and none of them are over £100K, then that is what your house is worth at this point in time.
On the other hand you might get two offers of the asking price....who knows

It doesn't matter what either you or your agent think your house is worth, it's what potential buyers think it's worth. If you find one who thinks the same as you regarding price then well done, if not.........If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

we had 3 estate agents value ours, a 3 bed detached situated down a quiet lane . the property been on the market for 6 month with 3 offers the valuation was for 215k, offers all same at 175k reason is stamp duty level at the moment. Other than that its joe public knows more than the agent re value.:cool:my bark is worse than my bite!!!!!!!!0

Don't know where you live but just remember house prices have risen slowly over the last 6 months. If you get silly offers just tell them No Thank You. Think it also depends also how desperate you are for a quick sale. Don't be afraid to say no if you think the offer is too low. Good luck and hope you get a good price and a quick sale.0

house prices DECREASED in the North East last month, however the overall UK AVERAGE increased.i buy houses ........... any condition.0

You can find out what properties sold for from several websites, I subscribe to one that will e-mail me when there has been some movement in my area, but I have delected all e-mails from them and can't remember the name.
After a quick google I found nethouseprices.com and was able to get the same info be typing in my postcode.0
