    As a student I visited Salzburg (Austria). One of the local mountains was mined for salt by pumping water in and pumping brine out. The result is a series of truly spectacular caves linked by huge slides. It's a major tourist attraction. You take the cable car up to the top then slide down inside the mountain. Well worth a visit.
    No reliance should be placed on the above! Absolutely none, do you hear?

    As has been said the disbursements add significantly. However £500 + vat isn't cheap in the sticks. Leasehold sometimes adds to the cost. Did they not give you a full breakdown of expected costs beforehand? Have you instructed them?
    Or can you still shop around?
    There are at least 2 good conveyancing solicitors in Winsford/Northwich that will do £100 -150 better before vat. Maybe even less as you appear to be below the stamp duty tax level?

    We don't have many solicitors registered with trustedlocal.com ready to give quotes, but the last time somebody asked for a personalised quote through the website it did come out a fair bit less than the number you mention (for a purchase with no sale).

    Having said that I've seen other quotes closer to the £600 level.

    Conveyancing quotes do seem to vary much more than HIP quotes.

    Sorry, I'm not sure that helps too much....

    Sounds about right, as others have said. We are paying £814.25 for purchase only.

    We went with some solicitors who were recommended to us (although not near us) and our fees are £638.88 for a purchase only.
  • Ah this has all put my mind at rest, I just got my solicitors bill today;

    Law Costs: £440 + VAT
    Miscellaneous Searches: £11
    Mining Search: £39
    Banking Charge: £20
    Land Registry Fee: £130


    I notice I'm paying some stuff that nobody else seems to (Banking Charge???) but the overall total seems relatively low so Im happy.

    Yes it does seem reasonable. The banking charge is probably the electronic transfer fee and at £20 that is cheap - most forms including my own charge £30 + VAT!

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • My Sols fees are about £500, but then land reg is £200 and searches on top. And they are paying Stamp Duty so expect total bill to be in excess of £2000

    And all before completion EEEEEK
