Solicitor Fees!!

OUCH!

We got our quote through from our solicitor today. The fee's seem phenomenal!

Charge £500 +VAT
Brine Search Fee (?) £39.00
Land Registry Reg Fee £200
Land Reg Search £8.00

Total £822:eek:

That cant be right surely?!!

    Just purchase. Think iv underestimated the fees then. Dont know why, but i had a figure of £600 in my head!!?

  • Are you having a mortgage and are they charging a fee for dealing with this?

    Where is the telegraphic transfer fee for transferring monies on the day of completion?

    How many people are on the mortgage as there are no bankruptcy search fees included? Will you have to have a local search as it looks like your buying a new build and some don't have HIPS? You dont have to have a brine search did you request that your self?

    Otherwise it looks similar to the fees my firm charges and as far as I am told by my clients our fees are on the cheaper side of the scale.

    Apologies G&T1988 there are fees for bankruptcy and transfer fees, £2.00pp and £20.00 per transfer respectively . Local search is coming up as £0...

    Were not purchasing a new build. The houses were built in 1998. We didnt request a brine search no. Iv never heard of one of these.. are they necessary??

    ETA - Our local council states that our areas has to have compulsory brine searches due to the local salt mine!

    But your fees are less than that

    are not part of your solicitor's fee. They're charges made by others e.g. local authority, land registry etc that your solicitor pays on your behalf - and then recoups the cost from you.

    You're not alone in this. Many don't realise that there are other charges which the solicitor passes on, in addition to his fee.
    Warning ..... I'm a peri-menopausal axe-wielding maniac ;)
  • No local search is because you should have a Home Information pack hopefully this will be in date if it is out of date (more than 6 months) then your solicitor will carry out another for you. You can check the price of this with the respective council. Speak with your solicitor and ask why you are having a brine search, I live in the east of England and I wouldn't carry out a brine search in our area, you may want one if you lived in an area that was affected by brine extraction example Cheshire? This search is not compulsary. The other fees you mentioned are correct.

    Thanks again all - You've put at ease! Its defiantly the add on fees that have stung like you say.

    G&T1988, we are actually buying in our home town of Winsford (its where the countries salt mine is :) ) so im happy with the conclusion of that one ;)
