as the agent is clearly bonkers might they not just ignore this?

If they do then report them to the police who, sadly, will then in all probablity also ignore you. Edit - actually the private rental office at the local council may be a better bet as they may also have the power to start a prosecution.

They might in which case it's an offence and the OP gets help in enforcing the law, e.g. from the local council tenancy relations officer or I believe shelter may also write a letter on the tenant's behalf or the OP could engage a solicitor to write if his own letters get ignored. At some point even bonkers agents seek legal advice and learn they are wrong. The more cut and dried it is and the more the OP can demonstrate illegal activity the better. If the OP can get the registered address of the landlord (who is a company) then hopefully it'll cut down the grief as he may get through to someone with more sense.

I posted the letter this morning (after removing the bit about the S21 for now). Thanks for the help with it!

Now it's just a case of waiting to see how they react, hopefully I'll hear from them soon!

I'll be writing to them to ask for the landlords contact details at some point before we move out anyway - having done some googling on the LA I'm anticipating possible problems/long delays getting the deposit back. As the LL is a firm, I have a few numbers I can call (found online), if needs be and hopefully I would manage to get through to the right people anyway.

Have just recieved the following reply by email from the LA

    Dear XYZ

Further to your letter received yesterday I would like to inform you that your check out appointment has been rescheduled for 22/06, as suggested by you.
The appointment will take place at 10am at the property.
Please ensure that you are able to attend.

    LA

There's also the usual attachment of the "checkout guide" etc. in the email.
The wording of the email seems a little off to me, but as we want to move out then anyway, I'm happy with it.

Are they idiots?!? 22 June 2010 would only be appropriate if you had been served notice which that email does not do or your letter had been giving notice which it did not.

If your happy to leave on 22 June that all is good and you have made the situation suit you. Well done!

I still think you need confirmation of the notice they are serving you. Just incase they come back saying you left without giving notice and they try and charge you rent or something. I'm sure the 'experts' will be along shortly to comment on my thoughts, it may not be an issue.
