We already offered £15k less than asking price, very much doubt they'd accept another £5K less.
No def don't want to sell and have nothing, teh whole reason this happened was because we fell in love with this house, even though it needs quite a lot doing to it.
We are tempted to do that but to be honest with the outstanding things that need to be applied for, there's no way they could get them in the next two weeks, I wouldn't have thought. Totally at a loss what to do to be honest.
They accepted £15k less than an ASKING price for a house they told you the details of.
You should offer £5k less than accepted offer because details have changed (and they are being a pain). If they don't like it then they need to pull their finger out of their a!!!.0 -
The plans on the the conservatory, is a standard response from their solicitor and not them just shirking their responsiblilites on it. I had questions asked about planning on an 18yr old property i had bought and was selling, but i didn't have copies(or seen it) Solicitor standard reply was to obtain from council as over 10yrs since they were relevant. Basically they were asked for as saved a small bit and less work for their solicitor.
As for the windows regs came into force in 2000/2001. The frames /glazing should be dated, so if later than 2001 then they must comply with the regs ie glass u values and whether toughened glass.However...if dated pre 2000, who's to know they were fitted after that?A Fensa certificate is only provided from those qualified and authorised, otherwise an application through building control to cover this if done by yourself is required. Some solicitors may provide insurance to cover any come backs on this.0 -

It's not a conservatory, it's a huge garage and carport on the front of the house. Vendor has also said he wont pay for Restrictive covenant ins.
FENSA came in in 2002, yet we were verbally told they were 3 years old, vendor stated on enquiry form they were installed in 2003 and now says can't provide FENSA certs as installer says they were installed before they were necessary!0 -
So you were told 2006, but its actually pre 2001? I would be seriously questioning anything they told you.0
