I'm far too tired to type much but please someone listen to silvercar. There are very quick ways around these issues, bar the white goods which may come down to good old fashioned bullying, but if the windows and the extension are safe according to a surveyor, or not flagged as unsafe then indemnities will suffice. They can be purchased by a solcitor tomorrow. Make the vendors pay for them.Everything that is supposed to be in heaven is already here on earth.

Then you either pay yourself or walk away.
Whether extensions over 4 years old (so no action can be taken) or windows (any age) come with bits of paper, won't make a blind bit of difference to how you live in the property. I know this is too late for the OP but when you make an offer on a house you should state at the start that the offer is subject to the inclusion of certain items such as, carpets, curtains & tracks, light fittings and white goods. If you view a house with a really nice kitchen then make sure you mention the inclusion of the white goods in the offer.
Never leave it to the vendor to decided what they will or won't leave because if you have knocked them down on the price then they will try and recoup some of the cash somewhere else. Even if you pay the full asking price some vendors think it is ok to ask for more for the fixtures & fittings. Make it clear at the start that you have factored these items into your offer price.0 -
My solicitor rang me bright and early this morning to say she has had to go back for clarification on many points from the answers to enquiries and there's lots that's contradicts what was originally filled in.
Plus she said that we understood that kitchen appliances were included and the offer was made on that basis as these were stated in EA brochure and verbally agreed on viewing.
EA has also contacted me saying that the seller signed saying they were included in the sale when they went on the market, although I know EA listing aren't legally binding. If he wants to muck us about, we will play him at his own game and go back with an offer £2.5K less than we originally offered to pay for new appliances and it'll be accept it or we walk away.0 -
If your happy with £2.5k under go for it, personally I'd reduce by double that!
Can you let your sale go through and camp out with relatives or friends? or move to rented? The whole being in a chain is so stressful and if you know the vendors are being slow then maybe reducing your stress will help?
If you don't want to move twice (many people don't) then give vendors a date say 6th November and tell them after that your pulling out.0 -
We already offered £15k less than asking price, very much doubt they'd accept another £5K less.
No def don't want to sell and have nothing, teh whole reason this happened was because we fell in love with this house, even though it needs quite a lot doing to it.
We are tempted to do that but to be honest with the outstanding things that need to be applied for, there's no way they could get them in the next two weeks, I wouldn't have thought. Totally at a loss what to do to be honest.0 -
If you placed an offer on a house with three year old windows, a legal extension AND white goods and now the goalposts have been moved, gazunder and cite these reasons.
I don't see what you have to lose by reducing your offer, for the reasons given above. Then your vendor has two choices, scurry about and come up with the paperwork to prove to you the house is what you offered on or renegotiate. The point is that you give them an 'ultimatum' - either proceed quickly and orderly AND as agreed at the beginning, or we are not going to pay waht we agreed and lowering our offer by £5k.
We had to threaten our vendors few years ago that if they won't exchange by certain date and complete in specific time afterwards, we will lower our offer by £1k or so every week. They promised we can complete in when we are ready, and then dragged out to 3 months!!!! After the letter, they managed to exchange within a week and complete a week later!Spring into Spring 2015 - 0.7/12lb0
