Hi Lynz
I just wanted to add my support really and let you know I'm thinking of you. I'm pretty useless when it comes to mortgages and the like, but I do hope that you'll put yourself first and look after yourself (sounds like you have a fantastic OH - can I borrow him? lol), and not try to take on too much at the moment.

Gabs, bl**dy good point about the staircasing. Lets face it, even if i did staircase to 100% we wouldnt be able to afford the repayments, so of course its a no-brainer really. 40% of a cracking flat will sell quicker, especially in a jittery market, although it is strong round here.
BTL has gone mad here in east london, and the outcome is quite a lot of the smaller less desirable flats ( ie no outside space or above a shop) are going for 400 a month, saving us almost £500. I mean, even if it wasnt for me being ill, thats money-saving in action. theres no way this flat is worth 500 over any other month on month :eek:
I think if Im looking for a silver lining here, being unwell has made me look seriously at what we are spending money on. I want holidays, clothes. I do want a property of our own, but not at any price.
Feeling pretty positive about it all really. Just need to get it over with

now with me being a northener I havent got a clue on selling in London so cant really give advice ( I thought a staircase was a way of getting from downstairs to up) but the only other thought I had about you going into rented accomodation and saving up is that you will be in an excellent position when the time comes to buy your own property.
As others have said, try to keep the stress levels low especially as your condition may get worse. Try to sort things out now as you are feeling stronger so that when things get a bit rough you dont have so much to worry about. Sorry to hear you're not well. Your one of those names on here I always find quite reassuring so when I read your post earlier - I really don't how to respond.
As always you have had some wise words of advice from some wise people and I guess I echo LookingAhead's summary of it. Your health is the priority here. I'm sure that you'll get your head around moving soon enough- since you seem to know that it's the right thing for you.
Just to say take care - and give yourself a treat, a bit of a pamper - that big hot bath full of bubbles and a home pedicure. Some how red toe nails always put a smile on my face

I think you seem to have already made your mind up and now its just a case of preparing yourself for all chaos that will come with a move.
So as so many others have said.
1. Take care of yourself.
2. relax a little to build up enough energy to deal with what you need to.
3. go for it.
I also think that if you have a few pounds to put towards some decorating put it towards the needed fees instead, less stress for you in the long run.
I know you are in great hands with your OH so you take care and do what is best for you.

Hello Lynz, just a quick note. Have you tried food supplements? I am a great believer that whatever your condition there is usually a natural food supplement that will help it. For instance I am on Q10 as I had gum problems and heart palpatations. Both have cleared up. My OH is taking a course of tablets for his acid indigestion called Three Lac. He self diagnosed a yeast infection and he says the stomach pains are getting better. He also takes Glucosamate for his joints and I take Uva Ursi and cranberry tablets when I have waterwork problems.We sound like a couple of old crocks I know but they do help. Im not saying they are necessarily a cure but weve found that food supplements are incredibly helpful. Just thought I'd mention it as there might be one to help your condition.The forest would be very silent if no birds sang except for the birds that sang the best0

You don't normally have to find any money to sell a property - all the costs get deducted from the equity in the property. The equity is the difference between what it sells for and the outstanding mortgage.
So, provided you have equity in your property and it's a sufficient amount (enough to cover the mortgage and all the fees) then you have nothing to worry about.
Also, you don't pay for a valuation when you're selling

I agree, chick.. Thanks.. just one thing though.. An Estate agent doesnt " value" any property. They give you a very posh sounding " market appraisal".. ie. the value of your property if you want to sell. Its up to the surveyor to decide, if a property is worth , well basicly what the EA has said its worth.. on the market.. Sorry to confuse...:p0
