    Hi Lynz,

    Remember "less is more"...don't spend anymore than you have to. You say you can afford to pay upto £500 for decorating, etc. Would this money not be better spent on the valuation fee?

    Also, just because you're spending £500 doesn't mean the property's value will necessarily go up by £500 (although, it may of course, go up by a lot more). Also, even if the value does go up by £500, you won't actually get all £500 will you, since it is a shared ownership property?

    Hello Lynz, Im so sorry to hear you have a health problem. I hope that you can find a way of keeping on top of things or a cure. I send you lots of love and hugs and thanks for all the help youve given me. I know how you feel about moving. When you are settled and comfortable somewhere it is difficult to up sticks and move and I would say dont be panicked into moving so soon. Surely you must have some time. Cant you sit back and think about things a little. Have you thought of transferring your job and moving out of London? You might find that property is cheaper elsewhere. I know you dont care about having a dream house but it might be easier if you can move somewhere that doesnt need a lot of work done to it. If you are going to rent that will mean two moves. Wouldnt it be better to stay in your present flat and pay off your debt first then look around for a property. that way you could keep your lodger for a while and you would only have to move once. Personally I hate the whole thing about moving its expensive, disruptive and stressful. If you only move once you will only have to pay for one moving van, and one of everything else. Im sorry if ive made a few mistakes but I havent read all of this, having only just got back from work. More big hugs. xxx

    Thing is, tes, I dont know how anyone has the stress of buying & selling at the same time :eek: Sounds nothing short of horrendous! PLus the great thing about potentially renting striaght after is that the extra 400 a month that we are spending here, will go in the bank with our other equity & any profit, to make a hefty deposit for when we buy again.

    thats the plan anyways..

    I don't have much to offer in the way of advice, but just wanted to send you lots of hugs and best wishes. Your posts are always so positive, so full of energy and then you get landed with this crappy news yourself. And still you're on here, with your usual positive attitude, it puts most people to shame (certainly puts me to shame anyway!).

    Good that this was of help Lynz...just a thought re ebay rug - I got a FAB one for 19 from Sanay rugs on ebay (even before I was DFW!!!), v. friednly, quick delivery & absolutely gorgeous rug that with last forever!! Gotta be careful with rug sellers some of them are right crooks & send you rugs with holes in! Good to hear that feet up & decision made pretty much...re painting is the flat so bad that it needs it? According to our friend house dr (who is so rude she needs a slap!) less is more (ie box up clutter) & have a few nice bits out & it does work! I'm not selling but manicly selling stuff on ebay & flat starting to look tider by the day!! Cats running in terrir worried that the'll be put on next - mind you are all so cute that they'd sell straight away!! Will raise my treat G&T to you later ...99p!! Extravagent or what!

    Well if youre renting youll need to keep an eye on the housing market to make sure prices arent going up, you dont want to lose out financially. I know they all say there's going to be a crash but they have been saying that for a long time. One advantage of being a cash buyer though is that you can buy at auction and there are some beautiful houses you can pick up for relatively cheap prices. yes buying and selling is horrendous and weve just heard that our chain is almost ready. It caused a wave of sheer terror to go though me. I just dont feel ready to pack everything up and go and live in a grotty old house that needs every room done. Thats why I said buy somewhere reasonable. We have to move soon for different reasons. Ours is because we dont feel safe in this area and my son cant walk outside in the evenings for fear of being beaten up. There are always lots of chavs around and he looks very different to them, tall, skinny with glasses and he is a target f or them. The new area is much quieter and nicer. Sorry im rambling a bit. I hope you get it sorted out. You had just got settled with everything your garden furniture, your lodger, your debt going down, your flat nicely furnished its such a shame. Thats why I said sit back and think it through a bit more. At least with buying and selling you get it over with. When my daughter was a year old we had to move 60 miles to here because of financial reasons and we moved here just one month before the big hurricane. We were in a terrible mess, no electricity and the house upside down but you do sort it out in the end. Have you got a lot of stuff to move? It is probably easier now while there are just the two of you. Good luck. Sorry to go on.

    [I]S/O places sell fast, really fast IMHO so if you need to move then you should find a buyer quite quickly, however the HA will take a while with all the paper works and so on so exspect a good few weeks ( ours was about 20) for the sale to complet.

    [ I am sure the housing market is slightly different down here, but I did notice two identical SO houses available in the same row of houses down here. One offered 50% and the other 75% (both the same price. The one that was offering 50% went within a day or two, while the other languished on the market for a few. The moral being, I think, that prices are so high(especially for people entering the market, they would prefer lower outgoings. So if you did want to sell quickly staircasing might not be such an advantage [/COLOR]

    OK I have read the thread now....

    I agree with the people that say these things:

    1. Don't rush any decisions whilst you are still adjusting to your news
    2. Moving is stressful however you can see light at the end of the tunnel and you know it'll be over soon.
    3. I think given what you say that things may well get worse, then if you do decide to move, do it whilst you are well enough as it is exhausting too.
    4. Your health is numero uno priority. Actually I should have said that first eh!
